No guest # limitations. This is a total ranch buyout, you and your group will have the entire ranch to yourselves. Bring your own RVs/Tents or rent rv's and yurts from us.

250 acre gated property w 7 RV hook ups, outdoor bathroom and outdoor shower, outdoor kitchen and miles of trails. 2 lakes, 5 ponds & riverfront on the Guadalupe. There is no limit on additional RVs, however there are only 7 RV hookups so while additional RVs are welcome and encouraged, they will need to "boondock" (we have onsite water to fill RVs, but the RVs will need to rely on their battery systems or onboard generator).

Perfect for family reunions, birthday parties, retreats, concerts, and anything that needs space and maximum privacy. My favorite use? My 40th birthday party, everyone rented RVs or brought their own, had catering do a smoked hog, put Vincent Antone (musician) on one of the docks on the lake, brought in production company for sound and lighting, pyrotechnics fireworks show, hibachi chef for 80 people, dirtbikes, atvs, shot skeet from the skeet thrower, fished and had bonfires every night. What can you imagine for your experience?

There are no accommodations included with the rental fee. You are buying out the total ranch and beyond that it's up to your imagination to bring it to full fruition. Guests can bring their own RVs or tents, or the owner can provide rental options for RVs and yurts.

The owner is an event producer and can curate customized experiences for your group, hunting trips to private music festivals and parties. We're equipped with event planners and destination management coordinators who can bring everything together to make this a very easy and special trip with no hassle.
