Management and staff refused to accept responsibility for their negligence which led to a piece of jewelry falling into a hole in the floor of our room. Staff insisted we must arrange and pay to have the jewelry shipped to us. We suggested a simple solution which management accepted. After five weeks we have not received the jewelry even though management stated it would be mailed to us. Management no longer responds to our emails. We will never stay at this hotel again and recommend that others find another hotel in Venice.

Very convenient location. We liked that it was close enough to Piazza San Marco but not next to the noisiest and busiest parts. We never figured out how to set the AC, it seemed like it was not able to cool down the room.

The room and attached bath was very spacious, clean and comfortable. Bath had great water pressure, bed was comfy. Our room overlooked a small canal which could be somewhat noisy during the day and early evening but if the window is closed its pretty quiet. The only complaint we had was the room smelled like perfume and we had to air it out upon arrival. That said we timed our trip during a good temperature week and didn't need heat or air conditioning so can't speak to room temperature. It is in a little quieter of a neighborhood than the other touristy parts of Venice (by the square or bridge) but it's Venice and always somewhat busy. Its about a 5 minute walk to the water taxis including the one to the airport which is a plus. The included breakfast was ok but there are plenty of restaurants in the area too.

Very clean room with big windows to get fresh air looking at the channel… everything smells so good and clean; breakfast was great and abundant. Front desk people were very friendly, helpful and speaks clear English. Shower pressure water was great and everything is walking distances in a magic area! Walking through the narrow and charming streets and bridges from this charming well maintained hotel was magic. Carry the map paper they will provide you in case your google maps doesn’t work properly. We fully recommend this place for family and friends.

the room we booked was changed due to toilet issues per there explanation-but went on line and same room was still being offered. they gave us daily tax relief which amounted to 16.00/day and bottle of wine--we paid approx. 450.00/night with a room with a view of canal and the room we got had a view of a wall we should have received more compensation. Expedia, you guys should get us back some dollars!! HOPE TO HEAR FROM EXPEDIA Thank You

Nice staff and a good location but the condition of the building is quite poor. The shower leaked and you could see mold growing on the walls in the stairwell underneath it. It smelled like mold as well.

This property was in the perfect location. It was a 17 minute walk from the San Marco parking garage or just a short ferry or water taxi ride to the Academia stop. The staff were super friendly with check in, check out and everything between. Breakfast was pretty good and there was a large selection. The coffee was great. The room was large and comfortable and the building was very interesting. Overall, I’d stay in this hotel again in the future. The location was perfect and the staff were just so friendly and helpful.

First time in venice and we thought the hotel was in a great location, near a small canal if you wanted to use a private water taxi Very close to zattere and academia water bus stops Plenty of restaurants near by Room very clean Lovely breakfast Very helpful staff Would stay here again I believe there is a video on the website showing how to find it, i would advise looking at that we missed the allyway at first but we found it ok in the end Reception is up on the 3rd floor

Very clean, the staff from the breakfast bar was very friendly and helpful, the receptionist is in the third floor and when we arrived was very confusing, there is no signs or any help for the tourist but this lady screaming from the third floor stairs, not professional or helpful. The hotel was good. We were taken to another building, not really friendly directions at all.
