The second bedroom has a queen bed, a mounted flat screen TV, plantation shutters and lots of closet space; and the third bedroom is currently set up as an office space with a third mounted flat screen TV and queen sleeper sofa to accommodate two additional occasional guests. A full second bath ensures privacy for you and comfort for all. Gorgeous window treatments grace the open spaces, the master bedroom and even both bathrooms!

The living room is furnished with a leather motorized swivel rocker recliner, plus a large comfortable, soft luxurious leather sofa that you can just sink into to enjoy a good read or stream a movie on the wifi-connected mounted large flat screen TV.

The large kitchen is a gourmet's dream featuring a gorgeous aquarium window which looks out onto the garden and preserve, lots of unique tile countertop and storage space, and a breakfast bar that opens to the living/dining area; it is fully equipped with appliances, cookware and dishes to satisfy even the most discriminating cook. There is even a wine cooler to keep your reds and whites at just the right temperature, and a Myer lemon tree that yields fruit from November through March, just outside your kitchen window! The breakfast bar has two comfy leather swivel stools. There is seating for 4 at the dining table as well as seating for 4 in the eat-in kitchen. There is a separate laundry room behind the kitchen, and a garage to baby your vehicle. In the garage you will find a 50 Amp service for ready for your EV charger as well as amenities like two bicycles and four beach chairs for use during your stay. Enjoy!

The house sits privately between a park setting in the front and a forever wild behind, where you can see hawks and other birds of prey visiting and perching on the edge of the lanai. Water birds wade at the edge of the forever wild, especially after heavy rains, and sometimes you can see river otters playing! The lanai itself is set up with a comfortable three-piece sectional sofa and two deep seating chairs plus two rattan rockers. The sliding glass doors between the living room and the lanai can be opened 12' across, bringing the outdoors in and expanding the size and feel of the home. The view from the entrance, across the stunning high end flooring and through the living room to the lanai, is nothing short of breathtaking! The wise homeowners we bought from knew this, and had those sliders open when we first toured the home. We were sold at the entrance! The lanai faces East, which welcomes the morning sun but avoids Florida's afternoon heat. After Hurricane Ian, we re-screened the entire lanai, so there are no holes and no bugs!! We also installed remote controlled LED lighting around the entire pool cage and above the gas grill so that you can enjoy the outdoor space all night, and can control your outdoor color scheme to match your holiday, your sports team or your mood! Additionally, the front of the house is graced by dusk to dawn architectural and landscape lighting which is simply gorgeous!

As wonderful as the house is, the community it sits in matters just as much, and Venetia doesn't disappoint! The community has several great amenities including a stunning community pool and hot spa, as well as exercise gym, basketball, tennis, pickleball and Bocce ball courts. The clubhouse hosts many mixers and community activities including a book club, poker night, Mah Jong, yoga, bridge, Pickleball and Bocce Ball leagues and tournaments, holiday celebrations and outdoor pool parties with dance bands and much, much more. We have golf groups and biking groups; we go out to the beach together to howl at the full moons. We have monthly ladies' lunches out and Gondoliers' dinners out in the community. The Venetia calendar is always full of activities and events. Walmart is right next door; CVS and Walgreens are just beyond that; Publix, Target, Staples, Home Depot, Bealls, Dollar Tree, JoAnns Fabrics are all just across 41 from us. There's a plethora of restaurants, golf courses and beaches within 10-15 minutes. We can even bike down to Cool Park in West Villages to watch an Atlanta Braves spring training game while enjoying food, libations, and live music!

House, community, and location are all exceptional! This home is ideal for a retired or retiring couple that wants to try living in the West Coast of FL full time prior to buying or building your own place; someone who is in the process of building or rebuilding, whether by choice or due to natural or other disasters; someone that knows they love this area but don't want to deal with the hassle of home purchasing, maintenance and furnishing; or someone that has family nearby and wants to be able to come and go as often and for as long as they want, without having to commit assets to a purchase. This exquisite home is available for a 6+ to 24 month turnkey lease. Please do not contact us for shorter terms. Bring your clothes and your toothbrush! Alternatively, if you prefer to lease the home empty, we can accommodate that for annual rentals. Rent includes garbage/recycling, Cable TV, Internet, weekly pool and lawn service, and biweekly cleaning provided by the cleaner who has been working for us for five years and who we wish to keep on. Renter is only responsible for their own electric utilities and any additional streaming services beyond what our cable provider has.
