Cozy 49-square-meter studio apartment, sleeping up to 2 people, located on the first floor of a building without an elevator. The location is ideal! The main points of interest are within walking distance or accessible by local public transportation; the bus stop for line 14 is right in front of the apartment. The apartment is located halfway between the train station and downtown Udine.



The interior layout is as follows:



- KITCHENETTE with electric stovetop, small refrigerator, coffee maker, kettle, electric oven, toaster, kitchen utensils, and wine glasses;

- LIVING/SLEEPING AREA with a double sofa bed, dining table, TV, closet, and split A/C unit;

- BATHROOM with shower, washing machine, sink, bidet, and toilet.



ADDITIONAL AMENITIES AVAILABLE TO GUESTS: heating and air conditioning via split A/C, clothesline, hair dryer, iron, and ironing board.



PLEASE NOTE: The building does not have an elevator—the apartment is located on the first floor.

The apartment has two entrances: a main entrance and one from the balcony in the inner courtyard.

The balcony is a shared passageway with other guests in the building.

Heating is provided via split A/C units.

NO WIFI.



The apartment is for the exclusive use of guests.



Seven days before arrival, you’ll receive instructions on how to register your documents via our Guest Portal.

We need this procedure to verify your information and documents and to send the details to the Alloggiati Web police service, which is the Italian process for registering guests staying in Italy.

Turning the air conditioning and heating on and off is subject to compliance with current Italian regulations (Presidential Decree No. 74 of April 16, 2013).

In summer, the average air temperature must not fall below 26°C for all types of buildings.

In winter, the weighted average air temperature must not exceed 20°C

Please note that check-ins after the specified time must be arranged directly with the property and are subject to the following surcharges:

- 21.00 - 23.00: €25.00;

- 23.00 - 24.00: €30.00;

- 24:00 - 01.30: €40.00.

- From Venice Airport, the most convenient way to reach the apartment is by taxi or car (118 km – 1 hour and 20 minutes).



- From Friuli Venezia Giulia - Ronchi Airport, you can reach the apartment by taking the regional train from Trieste Aeroporto Station (just over a 10-minute walk from the airport) to Udine Station, from where you can continue on foot or by bus to the apartment.



- From Udine Station, you can reach the apartment using the following public transit lines: 1 / 3 / 8 / 10, getting off at the UDINE viale Ungheria stop (across from No. 61), which is a 2-minute walk from the apartment. Alternatively, you can walk to the apartment in 8 minutes;



- If you’re traveling by car, to get to Udine, take the A23 Palmanova-Tarvisio from Venice or Trieste; from there, the roads leading to Udine are the SS13, SS54, and SS56.

Parking is not included. However, paid parking (blue lines) is available on Via Aquileia or on neighboring streets (NOT guaranteed).
