Booking Policy:
50% of the rental rate is required to confirm a reservation. The rental balance is due 30 days prior to arrival, along with airport transportation and meal plan payment if booking either or both of these services. Full payment is due at time of booking if booking is being made 30 days or fewer before check in.

60+ days cancellation notice - full refund less 5.5% transaction fee
30-59 days cancellation notice - cancellation fee 50% of rental rate
Less than 30 days notice - no refund

Located directly behind the Playa Rosada clubhouse inside the gated community of Rancho Santana, and with breathtaking views of the ocean, Casa Tortuga is a spacious luxury home where you can relax and unwind to the sound of the nearby surf. The home includes an ample primary suite on the first floor, with a King-size bed, walk-in closet, large bathroom and tranquil views through the sliding glass doors that also open onto the patio. Upstairs there are two ensuite guest bedrooms, one with two twin beds (that can be joined as a King) and the other with a queen bed, both with balconies that look out onto the ocean below. The house comfortably sleeps up to 6 adults.

The home features air conditioning throughout, a swimming pool, outdoor patio area, wireless internet and Smart TVs. Housekeeping (included every other day) and gardening staff are on-hand to help make your stay comfortable and carefree. An in-home catering service is also available as an additional add-on to your luxury vacation.

**Please Note**

During construction of the new coastal highway in our area, power outages are being scheduled two or three times weekly in order to install new electrical supply along the road. Unfortunately, notifications for these outages are often last-minute or non-existent. NSR will notify our guests as soon as we have confirmation of a power outage date.

This property has a battery back-up system in place, which will power most outlets (including refrigerator and internet), ceiling fans and lights during a power outage. The back-up system does not power A/Cs, microwave, water heaters or laundry machines. Please limit use of electrical items during a power outage in order to conserve battery life - typically the system will last approximately 4 to 6 hours, but this depends on usage.

DISTANCE FROM AIRPORT

Casa Tortuga is located about a 2.5-hour drive from the Augusto C. Sandino airport in Managua. Another option can be the Liberia, Costa Rica Airport located approximately 3 hours from the Rancho Santana development. Flying into Liberia requires a border crossing, and our drivers can be on-hand to help with navigating, escorting guests across both borders and delivering them safely to their accommodations.

We do offer transportation service to and from the airport (for an additional fee). If you would like to rent a vehicle, we highly recommend renting a 4x4 as it does get a bit bumpy in Nicaragua, and not driving at night without a guide. We can coordinate delivery of a rental vehicle to your villa, free of charge!

A vehicle will also allow you to access the Playa Colorado, Panga Drops and Los Perros surf breaks. There is a back road within Rancho Santana that leads to a surf parking area (and great taco restaurant!). You can park there and surf Los Perros out front or walk to Panga Drops and Playa Colorado.

In case of a power outage, the house has a battery back up system that will turn on automatically in the event of a power outage. Please note that the battery back up will not power the AC, but the lights and fans will be functional.
