The Space:
Three levels, sea views from every one, and a lift to carry you (and the beach bags) between them. This northwest-facing townhouse is built around the view, with floor-to-ceiling stacking doors at the front and back of the main living level and decks on all three floors.
THE LAYOUT
The home is arranged over three levels, connected by a lift and internal stairs. The lift serves all three levels, including the garage.
- Ground floor: entrance, double garage, second living area/media room opening onto a sunny courtyard, and two bedrooms – one with an ensuite, the other with a semi-ensuite that doubles as the guest bathroom.
- Middle floor: open-plan kitchen, dining and living with sea views and a gas fireplace, a powder room, and a bedroom with its own private deck.
- Upper floor: the master suite with a private lounge, ensuite with a deep soaking tub and walk-in wardrobe
THE VIEW & OUTDOOR LIVING

UBER & TAXIS
Uber and local taxis operate across Tauranga and the Mount, handy for dinner downtown, a night out or airport runs. Tauranga Airport is roughly a 10–15 minute drive. In peak summer and late at night, allow extra time or book a taxi ahead.
BUS
Baybus is the local bus network:
- Route 5 runs along Maunganui Road between Bayfair, downtown Mount and Tauranga city centre, with services roughly every 15 minutes through the day.
- Route 21 links the Mount with Bayfair and Pāpāmoa Plaza.

BY CAR
A car is handy for Bayfair, golf and day trips around the Bay of Plenty, but not needed for the beach.
