NEWLY RENOVATED Cozy Elegant Cabin Good for Large Groups

About this space:
AMAZING 6.5 acres and close to the city! There's plenty of space to enjoy yourself and nature. You will LOVE this cozy cabin; it's private, quiet and perfect for a family getaway, retreat or staycation. Property is completely fenced and gated for your privacy and safety! In addition to the 10 beds, air mattresses can be added ho host bigger groups. We are open to some events. For questions, please message before booking.
Guest access:
You will have access to the main cabin including the backyard, curve driveway and garage. Main driveway should always be open because we own a Tiny home in the back side of the property.
Other things to note:
Check-in time is 3:00 PM
Check-out is 10:00 AM
Any early check-in or late check-out requests need to be requested before booking the cabin and will result in $25 extra charge per each hour requested. The owner allows such early access or late check-outs based on the availability of the cabin and cleaning time required between guests.

👥 Extra Overnight Guest Fees
Our base rate covers up to 4 guests.
For any groups larger than 4, an additional fee of $8 per guest, per night will apply.
Why we charge this: Larger groups naturally increase the consumption of utilities (particularly water and power) and require the use of additional beds. This fee directly covers the extra laundry, deep-cleaning labor, and turnover time required to reset the cabin to pristine condition for the next guest.
🎉 Day Visitors & Gathering Policy
We love hosting groups, but any event, celebration, or get-together requires prior host approval and is subject to additional fees:
If you plan to host any type of gathering where people will be dropping in—even if they are not sleeping over—there is a minimum gathering fee of $150.
The final fee depends on the total headcount, which includes the individuals already registered to stay overnight at the cabin.
Why we charge this: Bringing extra people onto the property increases operational risks, potential for accidental damage, and wear and tear on the home. This fee helps offset these risks, covers the significant amount of extra trash disposal generated by groups, and ensures compliance with house rules, neighborhood noise ordinances, and liability insurance requirements.

VRBO strictly enforce policies regarding accurate guest counts, community disturbance, and unauthorized events. Please note the following platform-backed rules:
Platform Integrity: Under VRBO’s Policy Compliance, travelers must be transparent about the total number of people entering the property. Failure to register daytime or overnight guests is a violation of platform terms.
Unauthorized Events: Unapproved gatherings violate our House Rules. Per platform guidelines, hosting an undisclosed event or exceeding safe capacity can result in the immediate cancellation of your reservation without a refund, immediate eviction, and additional fines or account suspension by VRBO.
Local Regulations: These policies help us comply with local occupancy limits, strict parking restrictions, and property insurance mandates.
