I was so excited for this trip and was genuinely let down. Upon arriving, there was a dead roach in the kitchen, mold on the cabinets, small black stains on one of the pillows,and an uncleaned stain in the bedroom. I tried to overlook this and stayed the night anyways. The next morning, when my kids were playing, we so happened to look on the side of the bed and found a dead bed bug. We reported this to Vrbo and Vacasa. We left the condo and did not stay our second night.I kindly asked for the cleaning fee to be refunded (when I honestly should have asked for all of my money to be refunded). I have been ignored by the Vacasa rental agency and still have not received my refund. I cannot get in contact with any of the local agents and they refuse to call me. Vacasa customer service just gives me the runaround that someone will contact me..Also a little FYI, that they left out.. the tide prevents you from actually being able to use the beach access. You may have two hours during the hottest part of the day before it’s inaccessible. I do not recommend whatsoever

We absolutely loved our stay at Topsail Reef. This was our second year returning to the condos, but not the same unit. The place was clean and cool. The AC in the bedroom and Living room keep the entire unit cool minus a little heatwave in the bathroom but the ceiling fans really help to keep the air rotating. I was impressed by the cleanliness of the unit. They are older but it looked freshly painted and clean. We love that at high tide when sitting on the porch it looks like you are on a cruise ship staring out into the ocean. I love cooking so the fully stocked kitchen was perfect for us. We will return!

Put some money in

The property and experience was fine for the purpose of being at the beach. But property needs money put into it. For a 3 night/4 day stay of two adults and one preteen, there was ONE roll of paper towels (cheapest ones at that). ONE roll of toilet paper. ONE spare trash bag (but make sure ALL trash is taken out), maybe 4 towels for the entire time, there was absolutely not enough accommodations for the heat. Heck one plug in fan has a broken top. The house stays hot and muggy. My child could barely sleep at night. We even seen two roaches crawling around, there was still Fat Boy ice cream wrappers on the floor from prior renters. Also- no plunger in the bathroom. So a clogged toilet meant we had to use the toilet brush. And PLEASE invest in a normal coffee maker.

Nice location, outdated unit

The location of this condo was nice and right on the beach that was not overly crowded. However this unit was quite outdated. It is cooled by portable air conditioning units. There were 3 plugged in when we arrived. One was not vented and was blowing very hot air out the back of the unit cause the room to be incredibly hot. When contacting the property manager which was all AI responses, they told me to told it off and use the other 2 units and they did not have anyone to work on those units! The two cooled it down enough. But then, the larger one in the living room began to leak the next morning. Water was everywhere! I demanded someone come take care of it which someone was finally sent out a few hours later. The floors were overlapped laminate that buckled when stepped on. The bathroom never cooled down at all and had a ceiling fan in it to try to mediate the heat. Overall, I would not stay in this unit again and would not recommend it to others.

Peaceful

Even on a holiday weekend, it was peaceful. Wonderful view of the water. Hosts thought of everything in the condo and directions for checking and out are really convenient. And a very comfortable bed.

Great beach, dirty condo

Condo is not very well cared for. Lots of dust and felt like I had to wash dishes before using them. Bring your own food/ pre-cooked items - we used the stove and toaster, but they got smoky due to lack of cleaning. No extra coffee filters provided. View from balony is awesome, but door is hard to open. Contact vacasa and VRBO and they did not solve the problems!

Ok for a short trip

Pros: The neighborhood is great. There were mostly families and older couples which was nice. We like to get away from the noise and partying that happens at some beaches. There’s a small convenience store across the street with minimal basics. The property provided plenty of towels, pillows, and blankets. They provided a drying rack in the closet of the bedroom. Beach chairs and umbrella were provided under the twin bed. There were plenty of parking spots available. Cons: There is no central air. The AC units worked to an extent. The first night was miserably hot. The bathroom has almost no ventilation. It stays hot and wet. You have to keep the door open with the fan running or it gets so humid that the toilet paper stays damp. The beach directly in front of the property is only accessible for a few hours in the afternoon due to the tides. You have to walk down the street to a different area to set up your beach chairs any earlier. The unit smells strong like mold.. probably from lack of ventilation. There were plug ins around the unit trying to mask the smell. You are required to take out all of the trash before leaving but extra trash bags are not provided - make sure to bring some The deck is definitely wobbly - as some others reviewed - the floor has some give when you step on certain areas. The couch is a motorized recliner but one side is broken so you can’t push it in all of the way. We found a pill on the dresser when we checked in.

Place needs improved

We don’t typically complain. My family and I can tough it out through most things. The reviews from this year were spot on. There is a reason reservations are non refundable. We came home mid week. -Zero circulation (81 degree average temps inside) with like 100% humidity. Entire family got sick. Mold on curtains. Couch was broke. So really only one place to sit. Beach out front is sandbags. Small TV. No TV in bedroom. Bathroom was constantly like a million degrees.

Unhappy vacation

This house is in need of a update on their description on the website as well as updates/repairs in the house. Absolutely no beach access as far as sitting and enjoying the day on the beach. If you want that option u will have to drive to the public access. This may have been the case a few years ago but definitely not. Obviously high and low tide have a part in this and totally get we can not control the ocean. But it SHOULD be mentioned this may not be possible with how close the building is to the water. Also if you are expecting a cool place to come back too after spending the day on the beach this isn't the place either. The unit in the bedroom was mediocre at best and the living room unit barely worked at all. It kept saying the fl ( to much water in the unit) and would shut off. Also the smell of the place reeked of mildew. Could have been coming from the bathroom or the comforters or the sheer curtain on the sliding glass door. Which by the way was very hard to open and close from all the build up in the track. The couch may have had mildew on it as well but I didn't investigate that any further as I was wondering why it wasnt mentioned about the right side of the couch was broken and doesn't come out of its reclining position. The couch may have been broken because of the broken windows behind the couch with the elements of the outside creeping in. IE weeds or something. Not worth it!

Beach was great. Unit could use some new furniture and fixtures. Garage sale type couch and rocking chair. Cabinets in kitchen hanging off hinges. Unit felt dirty. Shaggy rug in front of couch was disgusting. I wore my flip flops entire time in Unit.

Nice, but tight

The home was nice as listed, but felt very small. There was dune work happening on the beach right outside the home which was loud and made it hard to hear the beach. That was disappointing, but overall we enjoyed our stay.
