The Property

This spacious, single-level family vacation home is the perfect place to experience the beauty of the Blue Ridge Mountains while creating lasting memories with family and friends. Located just minutes from Sapphire Valley Resort amenities and within walking distance of Lake Fairfield, you'll enjoy both convenience and a peaceful mountain setting.

The home is thoughtfully stocked with games, puzzles, movies, and music, ensuring there's always something to enjoy together. The bright, sun-filled kitchen is fully equipped and well-stocked, making it easy and enjoyable to prepare meals for the whole family.

Step outside to the spacious deck, the perfect place for barbecues, outdoor dining, or simply relaxing and enjoying the fresh mountain air.

Need to stay connected? Two of the bedrooms feature dedicated workspace areas, making it easy to take Zoom calls or work remotely while still being part of the fun.

After a day of exploring, relax by the cozy gas log fireplace in the living room. The home comfortably accommodates up to 8 guests, featuring two king beds, one queen bed, and two twin beds.

Getting Your Amenity Cards

Amenity Passes are available for $5 per person, per day.

A valid photo ID

The Guest List located in the Welcome Book

Only one member of your group needs to bring the Guest List to the Community Center. Once your party has been entered into the system, each guest may visit individually with a photo ID to receive their own Amenity Card.

Recreation Center- REC

Located just next door to the Community Center, the Recreation Center (REC) is home to the fitness center, indoor and outdoor swimming pools, hot tubs, saunas. mini golf, and arcade. It also offers a variety of fitness classes, seasonal activities, and special events throughout the year.

PLEASE READ IMPORTANT BOOKING INFORMATION:

Cancellation Policy

30 days or more before arrival: Receive a 100% refund of all prepaid amounts, less a $100 cancellation fee.

14–29 days before arrival: Receive a 50% refund of all prepaid amounts, less a $100 cancellation fee.

Less than 14 days before arrival: No refund will be issued unless the property is re-booked for the same dates and under the same rental terms, with no financial loss to the property owner. If the property is successfully re-booked under these conditions, a refund will be issued in accordance with the amount recovered, less the $100 cancellation fee.

Security Deposit:

A credit card pre-authorization of 10% of the reservation total is placed 1 day before arrival as a security deposit hold. The initial hold is automatically released 5 days after the pre-authorization is placed. If your reservation is still active when the initial hold is released, a new temporary pre-authorization may be placed on the day of departure to maintain the security deposit coverage.

The new security deposit hold will remain in place for 5 days after departure while the property is inspected. Once the inspection is completed and there are no damages or additional charges, the hold will be released.

Please note that you are not being charged twice. The first pre-authorization is released, and the second temporary hold replaces it to provide security deposit coverage through the inspection period.



Property Use

Ma Ru Mar is intended exclusively for recreational vacation stays.

The property may not be used as employee housing, workforce lodging, crew housing, temporary housing for work assignments, or for any commercial purpose.

Reservations made for purposes inconsistent with these House Rules may be refused or canceled in accordance with the Rental Agreement.

Commercial Activities Prohibited

The following activities are strictly prohibited anywhere on the property:

Vehicle repairs or maintenance, including oil changes or mechanical work.

Washing construction equipment, machinery, trailers, or commercial vehicles.

Storage of construction materials, tools, scaffolding, machinery, or commercial equipment.

Operating a business from the property.

Performing any construction, landscaping, or trade-related work on the premises.

Parking 

Parking is permitted only for standard passenger vehicles.

Commercial vehicles, work trailers, heavy-duty trucks, equipment trailers, or machinery may not be parked on the property without prior written approval.

No vehicle maintenance or servicing is permitted on the premises.

No Smoking Policy

This is a strictly non-smoking property.

Smoking of any kind, including cigarettes, cigars, vaping, and marijuana, is not permitted anywhere inside the home. Evidence of smoking inside the property will result in a $500 fee and may also result in immediate eviction from the property without a refund.

No Pets Policy



Pets are not permitted on the property unless specifically approved in writing prior to your stay. Unauthorized pets will result in a $500 fee and may also result in immediate eviction from the property without a refund.

Right to Refuse or Terminate a Stay

The owners and property manager reserve the right to refuse, cancel, or terminate a reservation if guests violate these House Rules, exceed occupancy limits, use the property for unauthorized purposes, or engage in activities that may damage the property or disturb neighboring residents.

Payment Schedule: 50% due at time of booking. Remaining balance due 30 days before arrival.



North Carolina Requires a written Rental Agreement to be signed, you will receive this via email after you book and have 7 days to return it. You can print it, fill it out, and email if back to us, you can mail it, or we can send you an electronic version via DocuSign for you to complete. You will also receive a Guest List to fill out with the names and ages of everyone in your party in order to obtain Sapphire Valley Amenity Passes for your stay. These Documents are required to fully confirm your booking, any reservation missing these documents is subject to cancellation.
