A typical Sardinian detached villa of approximately 116 square meters, capable of comfortably accommodating up to 7 people, spread over a single floor and tastefully renovated. The villa is situated in an enchanting location overlooking the sea, at

100 meters from the beaches—accessible via a private gate—and the

islands of the Maddalena Archipelago. It is a half-hour boat ride from Corsica and

Caprera, and just 20 minutes from La Maddalena, Budelli, Razzoli, and Lavezzi.



The layout

The detached villa, approximately 116 square meters, is located on the first floor (access via stairs).



The interior layout is as follows:



- LIVING ROOM with a double sofa bed, sofa, table, 32-inch TV, and access to the veranda;

- VERANDA ROOM with a granite sink, fireplace, double dining table, and access to the veranda;

- KITCHENETTE with gas stove, refrigerator, freezer, dishwasher, electric kettle, moka pot, oven, toaster, kitchen utensils, and dining table;

- BEDROOM I with a double bed, closet, and access to a private bathroom;

- BEDROOM II with a single bed, closet, and access to the outdoors;

- BEDROOM III with a bunk bed, closet, and access to the outdoors;

- BATHROOM I with a shower, sink, bidet, and toilet (private bathroom for the master bedroom);

- BATHROOM II with shower, sink, and toilet;

- VERANDA with armchairs and barbecue;

- Private GARDEN with outdoor shower and gate leading to the beaches.



ADDITIONAL AMENITIES AVAILABLE TO GUESTS: Unlimited Wi-Fi, air conditioning and heating via split-system units in all rooms, mosquito screens, washing machine, hair dryer, clothesline, iron, and ironing board.



Cribs and children’s beds are available upon request and subject to availability.



PLEASE NOTE. There are steps between the living area and the bedrooms.



WARNING. The fireplace in the veranda room is NOT operational.



PLEASE NOTE. The villa is accessible only by car. Parking is available on the property for both SUVs and compact cars.

Seven days before arrival, you will receive instructions on how to register your documents via our Guest Portal.

We require this procedure to verify your information and documents and to submit the details to the Alloggiati Web police service, which is the Italian system for registering guests staying in Italy.

Turning the air conditioning and heating on and off is subject to compliance with current Italian regulations (Presidential Decree No. 74 of April 16, 2013, Ministerial Decree No. 383 of 6.10.2022).

ESummer: The average air temperature must not be lower than 26°C for all types of buildings.

Winter: The weighted average air temperature must not exceed 19°C. The period during which heating may be used and the daily operating time depend on the climate zone defined by the regulations.

Olbia Climate Zone C: 9 hours per day from November 22 to March 23.



Note: Completing registration and paying the tourist tax is MANDATORY in order to receive instructions and gain access to the apartment.



In the event of unauthorized use of extra linens, you will be charged €20 for each set of linens used.
