Villa Namaste captures the character of Northern New Mexico through adobe influences, diamond-plaster walls, handcrafted architectural details, courtyards, portals, natural materials, and multiple fireplaces.

The expansive living room centers around a grand gas-burning fireplace, while the breakfast area features its own wood-burning fireplace. The formal dining room overlooks the beautifully landscaped front courtyard.

Throughout the home, windows and doors frame the high-desert landscape and mountain views, filling the residence with Santa Fe`s remarkable natural light.

The exceptionally appointed kitchen features leathered-granite countertops, professional-quality Wolf and Sub-Zero appliances, and a built-in Miele coffee maker.

Villa Namaste offers 5 bedrooms and 4 bathrooms, including a second primary-style suite with its own ensuite bath.

A 650-square-foot detached guest house/casita provides additional privacy and flexibility, particularly valuable for extended families, couples traveling together, executives, or professionals who appreciate separate accommodations.

An office and attached studio provide dedicated spaces for remote work, creative projects, virtual meetings, or simply finding a quiet place to retreat.

Villa Namaste is located within Las Campanas, one of Santa Fe`s premier luxury gated communities, known for its privacy, exceptional homes, high-desert landscape, and panoramic mountain views.

The peaceful setting feels removed from the activity of town while remaining approximately a 10-minute drive from Santa Fe Plaza.

Explore Santa Fe`s acclaimed restaurants, Canyon Road galleries, museums, boutiques, historic architecture, cultural markets, Santa Fe Opera, hiking, skiing, and the extraordinary landscapes of Northern New Mexico.

Please note that access to private Las Campanas club facilities, golf courses, members-only amenities, and private events is not included unless expressly stated otherwise.

Compliance with Villa Namaste`s Regulations for a Secure and Enjoyable Stay:
Your well-being, adherence to local guidelines, and preserving of the property`s integrity are our foremost priorities. Enforcement and associated charges rarely become necessary. We earnestly request that our guests extend due respect to the property and the neighborhood.

Obligations of the Booking Guest:
As the individual responsible for the booking, please be aware that you must ensure that your guests adhere to all House Rules.

Pre-Arrival:
Prior to your arrival we will ask you to verify the total number of guests, their respective names, dates of birth, and a copy of the IDs of all your guests over 18 years of age. Any guests who refuse to provide this information are not allowed to stay.

Shortly before your arrival, we will speak with you over the phone to ensure that everything is in order to meet your needs. The access code will not be provided without this communication. After this call, you will receive a message via your booking platform`s inbox that will include a link to the Rental Agreement which you will need to sign electronically. Once the Rental Agreement has been signed, you will then receive a pre-arrival message that will include essential details, such as the property address and remote access code.

Neighbor Relations and Noise Considerations/ City Ordinance Compliance:
Respect the boundaries of our property and ensure that your guests do not trespass onto our neighbors` premises. In the event of any complaints from neighbors or the HOA, prompt action will be required on your part, and failure to address the issue may result in loss of damage deposit or removal from the property.

You are vacationing in a residential area. Please be a good neighbor by keeping the noise respectful during the day and night. Excessive and unreasonable noise can deprive neighbors of the peaceful enjoyment of private property. Should any complaint be directed directly to you by the neighbors, do not become confrontive with them, let me know immediately. Quiet hours must be observed from 9 PM onwards. Note that our property is equipped with a noise-detecting device called NoiseAware, which monitors noise levels in decibels. If prolonged and excessive noise is detected, I will receive an alert and may contact you accordingly to address the situation. Excessive noise that disturbs the neighbors can lead to forfeiture of your damage deposit and potential eviction. Please refrain from frequent nighttime entrances and exits or activating door lock remotes, as these actions can disturb our neighbors. All guests must comply with the Las Campanas HOA Regulations. A copy will be sent to you.

Parties and Events:
No parties or events are permitted. The maximum occupancy in the home is 12 people at any given time, and a total number of 10 people for overnight stays. Prior consent is necessary to bring additional guests onto the property.

Smoking:
Smoking or vaping is prohibited within the property`s indoor and outdoor areas.

Fireworks:
Fireworks are not allowed on the premises.

Pet Policy:
Pets are not permitted on the property.

Waste Disposal Guidelines:
Garbage Collection: Garbage is collected on Monday. Please take the garbage cans from the outside area by the garage door to the street on Sunday evening after 6 p.m.

Recyclable Collection: Recycled garbage is collected every other Monday. You will be informed about recycling collection dates in your pre-arrival message.

Please return the cans to the garage before 6 p.m. on Monday. Please do not leave the garbage cans in front of the garage door as they damage it. If cans are outside when you arrive on any day other than Sunday evening, please return them to the garage. Please place a garage can liner in the regular garbage can after emptying it. Before check-out, please remove all garbage from the cans inside the house and place it in the outdoor garbage cans, including the diaper pail if used.

Miscellaneous Items:
Parcel Deliveries: If you find any packages left on the front doorstep, kindly place them inside the garage.

Toilet Usage: Please advise your guests not to dispose of tampons or sanitary napkins in the toilet. These items can clog the drain and lead to plumbing issues.

Electric Vehicle Charging: The property is not equipped for guests to charge their electric vehicles. Attempting to do so could damage the electrical system, for which you would be held responsible.

Surveillance Equipment & Guest Privacy:
Please note that there are no recording devices inside the home, casita, or portals. For security purposes, the property is equipped with exterior cameras, including one on the garage showing the driveway inside the courtyard, another at the front entrance showing the outer front courtyard, and a Ring Doorbell positioned at the front door, which actively captures both audio and video.
