3-Bedroom Villa in Sardinia

A corner villa within the exclusive and renowned Residence San Teodoro 1, with direct access to the sea.
Ours is a splendid villa that blends harmoniously with the island’s natural scenery, nestled in the beauty of a vast 400-hectare park, featuring two tennis courts and a children’s play area that guests can use freely, with private, direct access to the fabulous beaches of Cala d’Ambra and Isuledda. The center of S. Teodoro is 800 meters away and is easily reachable on foot.
The villa, equipped with all amenities and tastefully furnished, is arranged over two floors: on the first floor, a spacious living area with a TV and a comfortable sofa in traditional Sardinian style, and a fully equipped kitchen with a dishwasher. Also on the first floor, in the sleeping area, there are two spacious double bedrooms and a bright bathroom with a shower.
Upstairs, there is another comfortable bedroom with two beds and a bathroom with a shower and a window.
The home is complemented by spacious outdoor areas with furnished porches where you can enjoy meals or simply relax on lounge chairs to take in the greenery of the park, the scent of the sea, and the sound of the waves.
The residence’s privacy is ensured by access via an automatic gate; a parking space adjacent to the villa is available for guests.

Thanks to its large windows, the villa remains very cool and well-ventilated even on the hottest days. To enhance guests’ comfort, the living area is equipped with air conditioning and each bedroom has fans, as well as window screens. Free Wi-Fi is available throughout the entire house.
Other things to keep in mind
The cottage can accommodate up to 6 people. A travel crib is provided free of charge for guests with children up to 2 years old. Upon request, bed and bath linens will be provided at an additional cost of €25 per person per stay.
At the start of your stay, you will be asked to pay a security deposit of €200 to cover any damages.


The stops for the shuttle bus services to Olbia (airport and port) and the center of S. Teodoro, as well as the beach bus to the famous beaches of Cala Brandinchi, Lu Impostu, and Salina Bamba, are located at the entrance to the Residence.
