City of Trees House with Hot Tub & Game Room

Bring the family—and pets—to City of Trees House, a single-level, 3-bedroom West Sacramento retreat about 5 minutes from downtown. Sutter Health Park is approximately a 30-minute walk away. Sleeps up to 10 guests. The primary renter must be 25 or older; children and other registered guests may be younger.

SLEEPING ARRANGEMENTS
• Primary bedroom: King bed
• Second bedroom: Queen bed and dedicated workspace
• Third bedroom: Two twin-over-twin bunks with four twin sleeping surfaces
• Game room: Queen Murphy bed
The home has two bathrooms: the main bathroom has a shower only, and the hallway bathroom has a bathtub. A spare monitor with HDMI and power cables is stored in the guest bedroom closet for use with your own laptop.

LIVING & ENTERTAINMENT
Gather in the comfortable living area with a 65-inch 4K TV. The fireplace is in the game room and is available for guest use. The neon-lit game room offers a pool table, ping pong, darts, Street Fighter II, Mortal Kombat II and Teenage Mutant Ninja Turtles: Turtles in Time arcade cabinets, board games, and a record player with more than 1,000 vinyl records.

PRIVATE BACKYARD
Enjoy the fully fenced backyard with a private Lifesmart LS450DX hot tub with 22 jets, gas fire pit beneath string lights, gas BBQ, shaded outdoor dining, hammock, sun loungers and children's playground. Hot tub hours are 7 AM–10 PM daily.

KITCHEN & CONVENIENCES
The full kitchen includes stainless-steel appliances, cookware, a coffee maker, French press, blender, rice maker and baking supplies. Washer and dryer, central heating and air conditioning, and fast Wi-Fi are provided. TVs are available throughout the home, and the main bathroom has a Jolie filtered showerhead.

FAMILY AMENITIES
4moms Pack 'n Play with a sheet, high chair, baby bath, changing table, baby monitor, children's dinnerware, books and toys are available.

ACCESS & PARKING
Guests have private access to the entire house and fully fenced backyard; no indoor or outdoor spaces are shared. There is a step up into the home. Contactless self check-in uses the Level Keypad beside the front door. Your door code arrives at noon on arrival day through Vrbo messages. The driveway accommodates one vehicle and has a Tesla Level 2 EV charger, with an adapter for compatible non-Tesla vehicles. Additional free street parking is available nearby.

GOOD TO KNOW
Check-in is at 4 PM and checkout is at 11 AM. Up to two dogs or cats are welcome with prior approval. Early check-in, late checkout and luggage drop-off require prior coordination after booking. No host lives on-site.

SAFETY & PRIVACY
Two exterior cameras monitor the driveway and exterior entry door. They may record video and audio when motion is detected and remain active during reservations. No cameras monitor the interior, backyard or hot tub area. The hot tub does not have a gate or lock, and the backyard has children’s play structures. Smoke and carbon monoxide alarms, a fire extinguisher and a first aid kit are provided.
