• Rental Agreement: An electronic rental agreement must be signed within 48 hours of booking.
• Lake Drawdown: Lake Hamilton is seasonally lowered starting November 1 and refilled by mid-March. During drawdown, the dock may not be usable for boats, but water remains for swimming and kayaking, especially in this cove.
• No parties or events unless approved by management. Unauthorized gatherings will result in immediate removal without refund.
• No smoking inside the property.
• Minimum age to rent: 22
• Pets: Dogs only, under 20 lbs, max 1. Mandatory $125 pet fee per stay.
• No unregistered guests without prior approval.
• Quiet hours: 10:00 PM – 8:00 AM
• Furniture may not be moved or rearranged.
• Strict check-in & check-out times (no early or late check-outs unless approved).

Family vacation

We had 9 children aging from 8 months to 10 years old and 10 adults. The house was awesome with each bedroom having its own bathroom. After looking at the pictures we brought a canopy to put up by the pool because there is no shade thankful we did that. The house is fully stocked with anything you will need we did bring a crock pot again thankful we did that was one thing no in the house. It's definitely a 10/10

Summer Solstice Review

Generally, our family felt the facility served us well. Spaces worked out well for privacy and for socialization. The kitchen was well-supplied with tableware and cooking equipment. Two bathrooms did not have toilet paper dispensers attached to the walls, one would not develop hot water in the shower, and we felt all of them could have used nightlights. The beds were very comfortable. We felt the floors could have been cleaner (mopped perhaps). The pool was clean and well-cared for, and enjoyed by many. We did feel that the odor from the dumpster was avoidable had the refuse been emptied before we arrived. The dock is missing several boards, and could be dangerous.

Great Family Gathering

The Big Timber Barn was perfect for our family gathering. We had 18 people and there was more than enough room for all of us. Each bedroom having its own bathroom was a big hit with everyone. The beds were extremely comfortable, and the kitchen was well stocked with everything we needed. It was very convenient to be able to keep our boat at the dock and the back patio was one of our favorite areas. The young adults enjoyed the volleyball area and the upstairs game room. There was an issue with the pool pump, but they had someone out almost every day to ensure that the pool was clean and ready for us to use.

For the price we paid the following issues shouldn’t even be an issue. It just ruins a family vacation when minor issues like these should have been addressed properly. Leaking pipe in kitchen sink with bad odor. Light in half bath was not working so we had to switch one out from the kitchen ourselves. One bedroom shower had no hot water for 2 nights and even when they came out, water was not hot enough. A different shower was not draining for 2 nights Pool was not clean when arrived. After big storm, pool was green. They serviced it and told us to wait 2-3hrs after they shock it to get in. We waited over 4hrs and water was stinging our eyes. During the storm, water was leaking through the side door in the right bedroom walking in from the front. Another room had water leaking from the ceiling. Dishwasher was not properly secured so anytime we loaded the dishes, it would fall forward. We found a broken wine glass stored with the others. Top bunks were not cleaned. It had crumbs all over them. Back yard was not well kept. Looks like things were not picked up after last guests.
