The Space:

THE SPACE



Perched above Rotorua in peaceful Tihiotonga, Haven on the Hill is a recently renovated three-bedroom home with panoramic views across Lake Rotorua and the city. The open-plan living area flows onto a sunny wraparound deck, creating a welcoming place to relax after exploring Rotorua.



With comfortable living spaces, a wood-burning fireplace and convenient access to the Redwoods Forest, it's an excellent base for families, friends and mountain biking enthusiasts.

Sleeps six guests. All bed linen and towels are supplied.



BATHROOMS

The home has one main bathroom with a shower and vanity, plus a separate toilet. Shampoo, conditioner and body wash are provided.



LIVING & DINING

The open-plan living area features a wood-burning fireplace, comfortable seating, books and panoramic views. Sliding doors connect the living room to the deck, while air conditioning and heating provide year-round comfort.



KITCHEN

The fully equipped kitchen includes an oven, dishwasher and generous bench space. Enjoy views over Rotorua while preparing meals, with an adjoining dining area for shared meals.



OUTDOOR LIVING

The sun-soaked wraparound deck offers outdoor dining, lounge seating and a BBQ, surrounded by native trees. It's an inviting place for morning coffee, relaxed meals and enjoying the city lights after dark.



PARKING & BIKE STORAGE

Free off-street parking is available, with additional street parking nearby. Guests can use the designated basement garage storage area for bikes and outdoor equipment.



Guest Access:

Guests have exclusive use of the house, deck and garden. A section of the basement garage is reserved for the owner, but designated storage space is available for guests' bikes and gear.



The Neighborhood:

Tihiotonga is a peaceful residential area between central Rotorua and the Whakarewarewa Forest.



The property borders the Rotorua Tree Trust reserve, providing convenient access to local walking trails. The Redwoods mountain biking trails and Waipa car park are approximately seven minutes away by car.



Te Puia, the Polynesian Spa, Wai Ariki Hot Springs and Rotorua's lakefront attractions are also within easy driving distance, making this a convenient base for exploring the region.



Getting Around:

A car is recommended for exploring wider Rotorua, and there's free off-street parking at the house. The Waipa car park for the Redwoods trails is around 7 minutes, Te Puia 5, central Rotorua and the lakefront about 10, and the Skyline Gondola and Luge, Zorb and Canopy Tours roughly 15. Rotorua Airport is 15 minutes, so arrivals and departures are easy.



Other Things to Note:

The home is single-level inside, with three steps leading to the front entrance.



Part of the basement garage is reserved for the owner and is not available for guest use.
