The staff here were absolutely fantastic and couldn’t have done more for me. The breakfast was excellent and plentiful each morning, and the rooms were quiet, clean, and comfortable.

Would not stay here again. Pros- central location, 5 min walk to the Roma Termini and 15 min walk to the Colosseo, maybe 20 minutes to the Trevi Fountain for reference on a map. Breakfast is pretty good. There is a 24/7 coffee machine in the breakfast area which is a very nice perk. Cons- the hotel is on a single floor in a building, and rooms spread out horizontally from the central front desk. If you are unlucky and your room is close to the front desk, you will likely hear the staff cleaning dishes and the phone ringing all night. I was lucky to sleep more than 4-5 hours a night. Rooms are small and OK. Could have been a little cleaner. The 'cool' option on the HVAC was disabled, so to cool the room off you have to open the window. Rome is a large city so you'll likely hear lots of car horns into the wee hours of the morning. The building entrance is poorly marked, you have to go through a large door first and there is a tiny sign pointing you to the elevator. Not a problem once you know where it is, but very irritating if you're searching for it while it's pouring down rain. Given how many hotels are in this area, I'd roll the dice somewhere else besides here.

The place was like a palace (on the fourth floor of an old palace) with marble floors and beautiful marble steps inside. The old open elavator was small but efficient. The staff was friendly and helpful and the breakfast was to die for!! So many choices from hot, to fresh fruit, to fabulous pastries! The location was pretty nice, easy walking distance to the Colosseum, across the street from a bus stop and just a few blocks from the train station on the edge of the Monti district, directly across the street from the Basilica Santa Maria Maggiore. If you want to be near the great restaurants and shopping you might want to get something in Trastevere, otherwise this place was great. The huge front door was a trip. They lock it at 7pm and you have to use your card to get in the mini door within the door after that. It took us a little bit to find where we were supposed to use our key card, it worked great once we found it on the left side.

We absolutely loved our stay at Princeps Boutique Hotel. The breakfast was the best we’ve ever had at a hotel — fresh, delicious, and with great variety every morning. The location is perfect for exploring the city, and the staff was truly amazing: friendly, helpful, and always attentive. We wouldn’t hesitate to stay here again. Highly recommended!

Good breakfast. Love the filtered water dispenser so I don’t have to buy water bottles and be environmentally friendly. We appreciate the wine bottle welcoming us. Room is a little small. Location is a little hard to find, but convenient for me since it is close to the Roma Termini station. Lots of restaurants nearby and not too far from the fashion lane.

Wonderful quiet boutique hotel on the fourth floor of a 6 storey historic residential building. Only 20 bedrooms makes it quite quaint. With the great staff and the morning breakfast included, it has more of a B&B feeling. Walkable to the main attractions (Colosseum, Trevi Fountain, Spanish Steps) with many other piazzas, basilicas, museums in the area. Many street side restaurants in the area as well. Rooms were a little on the small side, but within expectations for the older building within historic Rome.
