It's a 6 room property and the rooms are very comfortable. They also let you adjust the ac to any temperature. Only issue is the on property person is there for 4 hours a day.

I wanted to love this hotel based off of the reviews that I had read online and the rating on this website, but I was disappointed. The room itself was difficult to get to. You have to download what’s app, and you will get a message right before check in with a seven page pdf document on how to get to the room. There was no staff on site during our stay. The room had dust circulating (I’m assuming from air conditioning unit). The walls had numerous scuff marks all over and the room seemed to need cosmetic maintenance. The walls must be very thin, because we could hear other people in the rooms next to us. The AC unit and water heater in the bathroom were also extremely loud in the middle of the night.

We have never stayed in a guest house before so this was unique. I loved how personal it was. Like you’re staying in someone’s best guest room. Roberto was so amazing! He contacted us before we arrived and let us know when the room was ready and then went the extra mile and reserved our taxi for our early morning drive to the airport when we were leaving. Super great customer service and really comfortable, clean place to stay. Close to a lot of the main attractions of Rome. Great place!

The directions for check-in were clear and concise. The room was nice, comfortable with a few nice amenities like beer and sundries. The only issue I had was the noise level. The water system makes a very loud and disruptive noise for faucet, shower, and toilet. In addition, noise carries in the lobby and there were guests who returned to their room after midnight. We woke up several times for the lobby noise and the noise of the water system.

This is a self service facility. There are no staff to help you in person. They communicate via WhatsApp. They texted me a PDF with a string of instructions and code to get in the building when you arrive. I wasn't expecting having to stand outside reading a pdf on my phone to figure out how to get in the building and the room. Specially after a long train ride and walk in 95 degree weather. The room and the building are nice though. Just don't expect any service.
