These house rules are designed to ensure a comfortable, safe, and enjoyable stay for all guests. By booking, guests agree to follow all rules listed below.
• NO SMOKING, VAPING OR ILLEGAL DRUGS: This home is smoke-free and smoking/vaping is absolutely prohibited inside the home. If guest wishes to smoke, you may smoke outside and at least 10 feet away from the building. DO NOT SMOKE on the adjacent properties. Discovery of smoke odor will result in a professional cleaning fee. Absolutely no illegal substances/drugs on the property. If you wish to smoke, it must be done outside and at least 10 feet away from the property and all cigarette butts must be properly disposed of.
• NO PARTIES OR EVENTS: Any and all unauthorized gatherings will result in immediate cancellation of the stay without a refund.
• SAFETY FIRST: For the peace of mind of our community and future guests, we maintain a strict no-firearms policy. We kindly ask that you leave all weapons at home or in a secured location off-site during your stay.
• OCCUPANCY LIMITS: There is occupancy limit of 6 guests to this property. Number guest staying must be confirmed at booking. Under Rockford’s STR regulations, this is generally limited to 2 individuals per bedroom. Only registered guests allowed on property. Registered guests are individual disclosed at booking and included in the reservation as authorized occupants during the stay.
• QUIET HOURS: Quiet hours are from 10:00 PM to 7:00 AM to remain compliant with local noise ordinances and keep neighbors happy. Please remember this is a residential neighborhood with family and children with work and school the following day.
• CHECK IN/CHECK-OUT TIMES: Check in is at 4:00 PM and Check out is by 11:00 AM.
• PARKING: Up to one car can be parked on the drive way in front of the garage and two cars on the street. Do not block neighboring properties driveway/garages, sidewalks.
• SECURITY: Please make sure to lock all doors and windows when leaving the property. This property is monitored by external cameras. There is a camera at the front of the house and another camera at the rear of the property.
• SAFETY AND EMERGENCY: A fire-extinguisher is placed under the kitchen sink. Please make sure all stove tops are turned off properly after use. Please unplug the iron after use.
• REPORTING DAMAGE: Please report any accidental damage or breakages immediately so they can be addressed before the next guest arrives.
• PET POLICY: There are no pets allowed at this property.
• TRASH DISPOSAL: Trash can is located at the front of the garage. Please place all of your trash in the trash can. Trash can needs to be rolled to the curb Sunday night for Monday morning trash pick up.
• KITCHEN USE: Please load the dishwasher or clean used dishes before checking out.
• LAUNDRY: Guests may use the washer and dryer. Clean the lint trap after each use. Do not overload machines. Only use the detergent pods provided. Please place all towels, hand towels and wash towels in the washer, add small amount of bleach and turn it on before checking out to help us get ready for the next guests.
• FINES: Of note, guests are responsible for any city-issued fines (up to $750) resulting from their behavior or ordinance violations.
If any smoking is detected inside the home, guests will be responsible for reasonable documented cost incurred to restore the property to its pre-stay condition, including cost of any additional cleaning, deodorizing, ozone treatment, or other services required to completely remove the smoke odor.
• HOUSE RULES ENFORCEMENT AND CANCELLATION POLICY: All guests must read, understand, and comply with all house rules and property policies. Violations, including unauthorized visitors, exceeding the registered occupancy, parties, events, smoking, or failure to observe quite hours, may result in immediate termination of the stay and cancellation of the reservation without a refund, subject to the applicable platform policies and refund requirements.
Guests are responsible for ensuring that everyone in their party complies with these rules. Serious violations or conduct that compromises the safety, security, or condition of the property may result in immediate action without a prior warning.
