First floor studio in an 1890`s historical house with a queen pull down `Murphy` bed. Full bath, walk-in dressing area with plenty of space for personal items/luggage. Fully equipped kitchen, walking distance to downtown. Restaurants/shopping/nightlife/theaters/walking trails/liquor store/grocery/gas/pharmacy/restaurant/pub/coffee shop/ice skating/laundry within a short walking distance. Beaches/boat tours/golf the seacoast has much to offer. 1 hr. from Boston, 1.5 hr. from White Mountains.

In this 1890`s studio apartment you`ll experience the charm of the era`s hard wood floors and more. In the photos, you will see a sign `Cabot St. Tavern` with a Guinness beer tap. This is the handle that pulls down the very comfortable queen Murphy bed. This unit is stocked with coffee and tea (decaffeinated and caffeinated). Local brochures, maps etc. are on the premises. This is a very friendly neighborhood and you`ll just love the charm that Portsmouth has to offer! The apartment is spacious for a studio with a full bath and dressing/luggage area and a small kitchen.

Make yourself at home. You will have access to your private apartment which will have everything you need, but feel free to socialize with friends and family you see in the back yard as well. There is plenty of free on street parking. If your stay brings you to Portsmouth in the winter and there is a parking ban, no need to worry, we have space in the back of the house for your parking convenience during a parking ban.

We have a self check-in system. Interaction is not required. We are very laid back and both work full time. Please however feel free to reach out if you have questions. You will have access to both of our numbers.

Portsmouth is a historical town dating back to the 1600`s. Architecturally relevant to the period, a stay in Portsmouth takes you back to simpler times. Restaurants, open air music, and festivals are just a few of the things that give this romantic town the greatest of the `New England Experience.`

Everything is within walking distance and Uber is always readily available and very affordable.

If you are trying to book without a day`s notice for a Sunday visit, please note that we both work on this day. If we have a guest checking out on a Sunday, the apartment would not be processed for the next guest until later in the evening. But please reach out, we might be able make it work for you. We have backup plans in place. Its worth at least the conversation.
-Smoking is strictly prohibited inside the property. Evidence of smoking inside the property may result in a $250 violation fee, plus any related cleaning, repair, or damage costs.

-Parties and events are not permitted. Unauthorized parties, events, or large gatherings may result in a fee of $100 per unauthorized guest, plus any related damages, and may result in cancellation of the reservation without refund.
Only registered guests included on the reservation are permitted at the property unless approved in writing before arrival. Unauthorized additional guests may result in a fee of $100 per guest, per night, and/or cancellation of the reservation without refund.

-No pets of any kind are permitted at this property with the exception of service animals mandated by law or platform guidelines.

-Fireworks are strictly prohibited. If fireworks are used, discovered, or reported, we may contact local authorities, require the reservation to end immediately, and charge a $500 violation fee, plus any related damages.

-Quiet hours are from 10:00 PM to 8:00 AM. During quiet hours, guests must keep noise to a respectful level inside and outside the property. Excessive noise, neighbor complaints, police response, or repeated disturbances may result in cancellation of the reservation without refund and/or additional fees.

-Check-in and checkout times must be followed unless an early check-in or late checkout has been approved in writing. Unauthorized early arrival or late checkout may result in additional fees and may interfere with scheduled cleaning or maintenance.

-Additionally - Unauthorized late checkout may result in a fee of $50 per 30 minutes, plus any costs caused by delayed cleaning, maintenance, or the next guest’s arrival.

-Guests must report any damage, broken items, leaks, stains, or maintenance issues as soon as they are discovered. Guests may be held responsible for damage, missing items, excessive cleaning, or repair costs caused during the stay.

-Guests may not disable, cover, remove, unplug, or tamper with smoke detectors, carbon monoxide detectors, exterior security devices, noise monitoring devices, Wi-Fi equipment, smart locks, thermostats, pool equipment, or other property systems.
-Tampering with safety or security equipment may result in additional fees and/or cancellation of the reservation.

-Illegal activity is strictly prohibited anywhere on the property. Any suspected illegal activity may result in immediate cancellation of the reservation and notification of local authorities.

I was so amazed at how effectively they utilized a smallish space to seem huge. It was so well laid out and in such a great location. The check in process was super smooth and the host was so communicative. And don't get me started on the location! Walkable to downtown and the water without being right in the mox of things and too busy - the perfect balance!! I highly recommend this place.
