Short stay for a beach trip. Great location and convenient for the beach. The room is nothing fancy but certainly comfortable. Staff was helpful and friendly and the pool was very nice. Having a kitchenette was very convenient for having my granddaughter with me. Would gladly stay again.

Upon my arrival, there was no one at the front desk to complete my check-in, and my phone calls to the property went unanswered. Furthermore, there was no parking available. Due to these circumstances, I had no choice but to find alternative accommodations for the night. Despite being unable to stay, my credit card was still charged. I kindly request a full refund of this charge.

The property as shown on online is not where you check in, have breakfast or use the pool, instead it is 2 houses down. In the main house which is unlocked and unattended there is no one to ask questions or request anything should you need it. No phone in the room to call down. When we first arrived there is a sign stating to walk down 2 houses to be checked in. The gentleman who greeted us looked and acted bothered by us being there and by the questions we asked. especially since we were surprised that things were not located at the house we booked at. The pictures online are very misleading. No where does it state that the property is 1 of 3 buildings. The suite we stayed in was very spacious, however very dirty. stains on the carpets and furniture. The sheets had stains on them (it was around 7pm when we realized this. as mentioned above, no phone to call or was given a number to call in case we needed anything) The description states the suite was air conditioned. 1 of the 2 bedrooms and the living room had air conditioning. The 2nd bedroom did not. Thankfully we were not there when it was extremely hot or it would have been miserable to sleep since the suite is on the 3rd floor. Location was nice. only approx a 6 min walk to the pier. Breakfast in the morning was nice, but could use better organization to run more efficiently. Poor girl was doing it all herself. Overall, I would definitely not recommend due to lack of cleanliness & hospitality.

Too noisy, very close to main intersection with motorcycles racing all night right outside our window. Check in was terrible, very confusing, found a note to go two houses down to check in. Walked there, found a note they were on break. Waited over 30 minutes, another guest was also waiting with me. Our husbands were staying by the car since there was no parking places left. Many cars evidently park there and go to the beach all day. Dining options were very limited. Breakfast was not too good, similar to a cheap hotel, ran out of food, totally was not what we expected for the price. Only a few TV channels. Would not recommend.

We recently stayed at this locally owned spot in Old Orchard Beach. The location was great, and the place has a quaint, beach-town charm that we enjoyed. It’s clear the owners put care into the property, and overall, it had the potential to be a really comfortable stay. That said, there were a few issues in Room 6 that impacted our experience. The bed was unfortunately very uncomfortable — the mattress felt old and you could feel the springs, which made it hard to get restful sleep. The shower curtain also had mold along the bottom, which was a concern. Additionally, the TV didn’t work for part of our stay. It used a streaming service, but the Wi-Fi signal in the room didn’t seem strong enough to support it, so it would buffer or fail to load altogether. We really wanted to love this place, and with a few improvements — especially to the bedding, bathroom cleanliness, and internet reliability — it could be a much better experience. We hope the owners take this feedback to heart, as it’s clear the place has a lot of potential.

Not worth the price

Room was clean. The bed was so terrible to sleep on that none of us were able to get a good night sleep. They were like sleeping on the floor. The only places to sit in the suite were: the bed, a couch that was equivalent to a college dorm futon, and two wooden chairs in the kitchen area. Towels were taken once during our 3 day stay. The pool was small, but well maintained. If you want to stay near the beach, I recommend that you try a little further away to avoid places like this.

Very small shower. The floor was smooth tile that was very slippery. The staircase is not for older persons. The place is 35 minutes from areas around Portland. With traffic add 15 minutes to that time. Portland at Exit 7 down to the waterfront is Awesome... Bars, eateries and shopping... Thats the plus...

Would have given this property 4 or 5 stars if we got the room we reserved. We did not get a room at the Old Orchard Beach Inn but a room two houses down from the actual inn. The picture for the deluxe room we booked was NOT the same room at all and it did not have a bathroom attached but one down the hall for that room's use. I do feel deceived by this although we mostly enjoyed our stay. A little more transparency would have been nice. Check-in for the Old Orchard Inn isn't even at the inn but the house/inn we ended up staying in. The breakfast was quite nice but got a little crowded because it has to accommodate guests from 3 properties apparently.

This is a tough one. The property in general is somewhat run down (front porch and landscaping). Our room was comfortable but lacking in many ways. There was only two small bed pillows on our king bed. The mattress was old and had no mattress pad. There was only a thin sheet covering a foam pad. Not very sanitary, so I found extra linens on my own. Also, there was very little lighting in the room. The staff we encountered were nice, but not really engaged. The good things were the breakfast once we found the location where it was being served. Miriam was attentive and worked very hard to keep the breakfast area clean and stocked. We did not use the pool as the water was too cold. To sum it up, we were disappointed in the accommodations for what we paid. A little TLC and attention to detail is needed…Along with mattress pads!! I have a feeling the owners are not on site.

Very nice and close to the beach!

Very friendly staff, tidy rooms, very close to the beach and local business! Nice accommodations and the pool was a nice addition for an evening dip. I personally loved all the unique antiques and home like features it has to offer. Check in office was clearly labeled but a little difficult navigate as a first time guest. Staff were happy to help guide me via phone.
