A note about our pool & heating:
• The pool can be heated for an extra fee of $50/night.
• We recommend heating the pool October-May. The rest of the year is plenty warm for swimming.
• We require at least a 3-day notice before your arrival if you'd like the pool heated.
• Pool must be heated for the entirety of your stay.


HOUSE RULES

• No Parties & Guest Limit:
Out of respect for our neighbors and community, parties are strictly prohibited. We enforce a 14-guest maximum at all times. We have a zero-tolerance policy for excessive noise or neighborhood disturbances, which will result in immediate removal without a refund.

• Quiet Hours:
Quiet hours are 10 PM - 8 AM. No loud music or outdoor noise is allowed during this time. We are in a family-friendly neighborhood, so please be respectful of our neighbors.

• Pool Safety:
The pool is not fenced and is 10 feet deep. There is no lifeguard on duty. Swim at your own risk and consider this when deciding if the home is a good fit for your group.

• No Smoking or Vaping:
Smoking or vaping of any kind is not allowed inside the home. If evidence is found, a $400 fee will be charged, plus the cost to return the home to a smoke-free condition.

• No Pets:
No pets of any kind are allowed. A $400 fee will apply if evidence of pets is found.

By booking, you agree to follow these house rules and respect our home, neighbors, and community.

IMPORTANT, PLEASE READ BEFORE BOOKING: All guests are required to complete a simple identity verification before check-in. During this process, you’ll choose between a $35 non-refundable damage waiver or a $1,000 refundable security hold. This works just like a hotel front desk asking for ID and a security deposit—only ours is online and takes just a few minutes on your phone. We do not make money from this; the fee goes directly toward insuring the stay against damage. This step helps protect both our guests and the property so everyone can enjoy a smooth stay.
