House Rules
- Noise Policy: Guests must be mindful of noise levels at all times
- Violating noise ordinances will result in an immediate $500 fine and possible removal from the property
- City fines can reach up to $10,000 per violation
- No speakers or sound systems provided on-site
Smoking Policy:
- Smoking is strictly prohibited on the property
- Violating the no-smoking policy will result in forfeiture of the full security deposit and guests will be responsible for the full cost of any damages caused

Pool & Hot Tub Heating
- Additional cost of $325 per night
- Minimum 3-night stay required

* Please note that we can only heat either the pool or the hot tub at one time.
* The primary renter is required to sign the Renter`s Agreement before checking in. This document comprehensively outlines the rules, policies, and terms governing your stay with us. By signing, you acknowledge and commit to adhering to these regulations throughout your stay at our property.
Cancellation policy
- We offer free cancellation or a 100% refund of the amount payable if you cancel 30 days before the check-in date. If canceling, we will charge a processing fee (to cover credit card processing and administrative fees).
Additional rules:
1. If any issues arise during your stay, it’s essential to communicate with us promptly. Good communication between the guest and host is critical to ensuring a smooth and successful stay. You should respond to us (the hosts) within 24 hours when we reach out to resolve an issue. In certain situations, we may need to send our case manager to review the situation in person to fully address any concerns.
Maintenance aside from emergencies will only be able to be tended to during business hours, 8am-5pm.
2. It is a `must` to read the entire listing description and the house rules of our property. If, in this case, you DO NOT read over our listing description or house rules and are not comfortable with something that is clearly stated, we will uphold our cancellation policies.
3. No unregistered guests/visitors unless preapproved.
4. No professional photo/video shoots unless approved by the host.
5. Occupancy is limited to the max amount of guests shown in the listing. (12 Guests)
6. A signed rental agreement is required to book this home.
7. We do ask for no loud noises after 9 pm — if you are planning to cause a ruckus, our property might not be the right one for you.
8. Must be at least 21 years old to book.
9. Pets are not permitted under any circumstance.
10. Do not tape anything to the walls and/or ceilings.
11. Surveillance or recording devices are on property on in front entryway and in back patio area.
12. Guests will be charged for any and all damage in the home resulting from their stay.
13. Any items left behind can be sent back for a handling fee of $65 and must be prepared before the item will be sent.
14. Please note that reservations made by local residents are subject to an additional review and approval process before final confirmation. We appreciate your understanding and cooperation.
15. No parties or events unless previously organized in writing with the host. If there’s evidence of a party or event, there’ll be an additional charge of $200
16. For noise complaints
16.1 If we receive any noise complaints from neighbors, a security guard will be called out to the property at a cost of $75 to guests for the first call-out.
16.2 If security is called a second time during your stay, you will be charged a $250 fee and be removed from the premises with no refund of your stay.
17. No smoking anywhere in this house. If we find evidence of smoking anywhere in the house, you will be charged $300 for extra cleaning.
18. For hot tub:
- The hot tub is regularly maintained after every guest`s check-out. However, if you leave it partially filled with dirt and trash scattered around, a fee of $350 will be imposed to cover the cost of draining and refilling the hot tub, as charged by the hot tub company.
- Children are under constant supervision and are never left alone. Diving, jumping, or frequently entering and exiting the tub should be avoided.
Follow all check-out procedures:
1. Take out all trash
2. Wash dishes (or start dishwasher)
Note:
* A $200 extra cleaning fee may be charged if the home is left unreasonably dirty and requires more work than usual to clean (for example, mud on the carpet). All damages will also be charged to the guest.
* Check-out time is scheduled for 10:00 am on the day of departure unless previously agreed upon with the host. If the guest is more than 90 minutes late checking out, the guest will be charged $200.
