Some stays are comfortable. The Sapphire House is something else. You walk through the door, the hallway opens into the lounge, and a wall painted in deep sapphire and gold fills the room with a warmth that settles in before you’ve even put your bags down. The whole home is yours - three bedrooms, two living areas, a fenced yard, and more character than you’d expect to find anywhere in Inglewood. The Space
Living areas
Two separate living spaces give your group room to breathe. The main lounge has that sapphire-and-gold feature wall, moody and beautiful without trying too hard. Move through into the dining space and the palette shifts to rich emerald and gold. It’s the kind of room where a simple breakfast stretches into conversation and no one’s in a rush to leave the table.
Kitchen
Fully equipped and built to be used. The kitchen centres around a breakfast island - the natural gathering point whether you’re making coffee or pulling together a proper dinner. A Smeg stove anchors one end, every surface is clear and ready, and the whole space is relaxed enough that cooking here doesn’t feel like effort.
Bedrooms
Two bedrooms are calm and genuinely restful - hotel-quality linen on queen beds, quiet enough to sleep properly, the kind of rest you notice the benefit of the next morning. The third is its own thing entirely. A retro two-player arcade table sits in the corner loaded with 60 built-in games, alongside a queen bed and a stack of board games. You’ll hear laughter coming from this room - it’s consistently the feature guests mention when they come back.
Bathroom
The main bathroom has a clawfoot tub - properly deep, worth making time for. There’s also a walk-in shower when the morning doesn’t allow for anything slower. A separate powder room means the bathroom is never a bottleneck, even when the whole group is moving at once.
Outside
The front veranda is where the first coffee of the day tends to happen - quiet and unhurried, the street still waking up around you. The yard is fully fenced for the kids and pets to run freely, everyone gathered around the outdoor dining table as the evening light drops and no one moves to go inside.

The Neighbourhood
You’re a short walk from Beaufort Street - one of Perth’s most genuinely local precincts. Independent cafés for slow mornings, restaurants covering everything from Japanese to Mediterranean, boutique shops worth wandering into, and a Monday night market that runs through spring and summer. The kind of street that gives you more than you came for.
The Perth CBD is about 10 minutes by car or rideshare. Transperth buses run regularly from the street. Most guests find they spend more time in the neighbourhood than they expected - and don’t mind at all.
Access
The Sapphire House is entirely yours for the duration of your stay - every room, every space, without exception. All three bedrooms, the bathroom and powder room, the kitchen, both living areas, the veranda, and the fenced yard are yours to use freely and privately. No shared spaces, no other guests.
Getting in Touch
Check-in is self-managed via lockbox, so you arrive on your own terms. We’re not on-site during your stay - but we’re always reachable by message or phone. A question, a recommendation, something that needs sorting: we’re in the background and ready when you need us.
Good to Know
After booking you’ll receive a secure link to complete a quick online check-in - ID verification and a rental agreement. It takes a few minutes and means everything is sorted well before you arrive.
The property has exterior security cameras and privacy-compliant noise monitoring devices. The noise monitors do not record audio or conversations.
Travelling with a pet? Wonderful - let us know at booking and we’ll arrange everything. A small additional fee applies.
Checkout
Before you leave: return the key to the lockbox and scramble the code, switch off lights, air conditioners, and appliances, and check that all doors and windows are locked.
We hope you leave feeling rested. And we hope we’ll see you again.
No smoking or vaping inside. No candles or open flames.
No parties or events.
Quiet hours 10pm to 7am Monday to Saturday, and until 9am on Sundays and public holidays. Inside and out.
Only the guests on the booking. If you’d like to have people over, ask me first.
The person booking needs to be 25 or over.
Dogs are welcome with a pet fee. Please pick up after them and keep them off the furniture.
Please don’t take indoor furniture outside. A lot of the pieces here are one-offs I’ve hunted down and restored.
At Terra de Sol and The Tonic there’s an apartment directly above, so please keep noise down at night and early in the morning.
