Refunds will be considered only in the event of a verified mechanical or compressor failure of the heating equipment. Reduced heating performance due to low outdoor temperatures is a known limitation of electric pool heaters and is beyond our control. As such, no refunds or rate adjustments will be provided for weather-related heating limitations.

We had a wonderful family vacation in Pensacola. The house was perfect for us. All 7 bedrooms on one floor. Plenty of living space to hang out. Each bedroom was spacious with most having a bathroom. The beautiful beach was across the street with a private path leading to it. We had 14 adults and 3 small children and everyone loved it. We hung out on the huge front deck. Only the kids used the pool as we enjoyed the beach. Would definitely stay here again!!!

Mardi Gras weekend

There were several of us in our group. All friends for over 30 years. We had our grown children with us. The house was perfect! Plenty of room and plenty of bathrooms for everyone. We had an amazing time.

Wonderful Beach House

Pros- beautiful home, lots of pool/water toys, pool was nice, plentiful kitchenware/utensils, AC works great, spacious, very short walk to beach, quiet neighborhood, beautiful views from porch, abundance of pillows and parking Cons- uneven pool deck with warped boards (trip hazard), limited living room seating, dryer inefficient, step on porch was trip hazard, outdoor shower was not easily accessed (made for tall persons), inadequate towel racks and swim attire drying hooks/racks, also no table on porch to sit at for meals (there was plenty of rocking chair seating) Overall a beautiful home that I’d give 4.5 stars as a rating with the trip hazards, dryer inadequacy, among a few other reasons keeping it from a full 5 stars. We loved this home and would stay here again!

The house it was big. we fit perfect with the big crew we had. The only thing you’ll need to upgrade the pillows the mattress it was pretty rough also the laundry appliance. Need to update it. Overall, we had such a good time. The location was perfect.

Location is A+ - directly across from beach access. We didn't even mind running up to the house when someone forgot something. All of the bedrooms are on the same floor but each has privacy and there are plenty of bathrooms. The sofa and some of the mattresses need replacing but neither bothered us enough to complain.

Perfect house for a large group

Pensacola Beach is absolutely beautiful during October and so is this house! Much more space than the pictures show, high ceilings, 7 large bedrooms, 5 full and 2 half baths and ample parking. The front porch is perfect for coffee with a view! Only complaint is that the couch only seats about six adults, thought it would be the larger one pictured online, but hopefully the current, blue couch will be replaced soon.

A gem that needs a little TLC

Love the house but needs a little work. Floor has soft spots and boards warping up. The pool is not heated and is very cold.The picture of the beach is before they built a house in its view. Nice location but thought we were going to be on the beach. It is time to put some money back in to this property. All the women agreed that the floors were unsafe at places. The one bedroom had sparkle but not repainted. Beautiful house but needs some TLC. We all enjoyed our stay. Thanks

7 families

Seven families stayed here. It was nice to each have our own bedroom. We did have to share showers, since two of the bathrooms are only half baths. There are two refrigerators and two dishwashers, which was really nice. Location is perfect in relation to the beach. Pool area has lots of outdoor seating. A/C worked good. Improvements needed: sectional In living room needs to be replaced; lumpy, uncomfortable and worn out. Pool has mustard algae growing in it. Was not cleaned before we arrived nor during our 5-night stay. Must have a leak as we kept running water into it to just get water up to skim line. Pool deck is weathered and worn out. Back door leading to pool is extremely difficult to get shut/locked.

Loved being steps from the beach! Clean, updated, and nice. Would go back! Some maintenance needed in the future on the front deck as wood caused a couple splinters, floor soft in a couple spots.
