This villa of 200m2 with atypical shapes, raised on a plot of 5000m2 will warmly welcome you first of all by its large living / dining room of 72m2, its large bay windows overlooking the wooden terrace of 170m2 as well as the swimming pool of 12m x 4.5m and its vast garden which will no doubt bewitch you.
Open to the living room, its magnificent kitchen, so well equipped that you will enjoy cooking all summer long, that's for sure! (American fridge, oven, microwave, wine cellar, dishwasher, toaster and smeg kettle, nespresso coffee machine, thermomix etc). Namely, a detail but not the least, the kitchen opens onto a small patio, located between the kitchen and the living room, another bay window will take you directly to the outdoor dining area, still on the pretty wooden terrace and with garden view. On this side you will also find a plancha to enhance your summer meals.
On one level you will find a first bedroom equipped with a 160 cm bed and opening onto the terrace, opposite you will find its bathroom with its large bathtub.
Further on will be the Master, king-size bed (200cm), 4 pillows, dressing room and shower room with WC which will also lead onto the terrace.
Still on the ground floor you will have access to the laundry room, equipped with a second fridge, a washing machine and dryer, as well as the guest WC.
Upstairs you will find two bedrooms with 140cm beds and a shower room with WC. Only one has AC
What about the exteriors, your terrace is equipped with several small outdoor lounges and at the foot of it you can directly access a beautiful pétanque court (9m x 3.5m) and a table tennis area.
The swimming pool is located in the middle of the grounds, and is lined with 8 deckchairs and small outdoor lounges.
At the bottom of the land you can directly access your private river corner! Indeed the "Mourachonne" passes right in front of your house.
It only remains to enjoy 200%.
The house is fully air-conditioned. (except for one of the two bedrooms upstairs, but the air conditioning in the bedroom helps to cool the floor.)
On your arrival you will find household linen (sheets, bath towels, bath mats), toilet paper, miniature shower gel, kitchen cleaning kit (dishwashing liquid, surface cleaner, detergent, dishwasher tablet).

Located behind Cannes and Mandelieu la Napoule, next to Mougins, Mouans sartoux, Grasse and Valbonne, Pegomas is ideally located to stay in our region just 5 minutes from the motorway exit n°41 of Cannes/Mandelieu.
This central square allows you to reach all these cities in less than 15 minutes.
Every Thursday morning enjoy the market on the Place du Logis. Food, clothing and Provencal within walking distance.
Restaurants, bars and shops are within walking distance.
The little story
In the 16th century, between sea and mountains, Pégomas was built by Italian families, who brought all their know-how in the cultivation of aromatic and perfumed plants.

From January to March, the mimosas in bloom will delight your eyes. The opportunity to travel the Golden Route by walking on the Tanneron massif covered with this emblematic flower, but also with magnificent eucalyptus crops...
In May, along the Chemin de l'Hôpital, the Centifolia rose will awaken your senses, before discovering, from August to November, the local white gold: Jasmine.
In Pégomas, many rivers also meander: the Siagne, the Mourachonne... Their banks are the ideal place to observe ducks, moorhens and fish. Your villa is located on one of these banks, and you will be quiet to enjoy your vacation.
The essentials to do:
- The Mimosa route: at kilometer 115, Pégomas, the penultimate stage, honors the mimosa every winter. Each year, the “Mimosa Ball” evening officially launches the opening of the season, inviting visitors to a dinner followed by a ball. During this period, many hikes offer a remarkable visual and fragrant spectacle. Do not miss to taste, and only at this time, the mimosette, a pastry specialty created in Pégomas.
- The Church of Saint-Pierre: although the church of Pégomas was built during the first Romanesque period as evidenced by the fragment of transept, the only vestige of the time, the current building dates from the 18th century. The church houses a painting dating from the Napoleonic era representing Saint Peter curing a paralytic. There are also two 18th century statues in gilded polychrome wood: Saint Peter on one side, the Virgin Mary on the other.
- The Chemin de l'Ecluse: this walk from Pégomas extends to Auribeau-sur-Siagne. It runs along the banks of the Siagne. To find the way, take the road to the restaurant de l'Ecluse at the Pégomas stadium roundabout. A veritable paradise of greenery, the banks abound with trees and flowers which make it an ideal spot for fishermen and families, with a playground and a picnic and relaxation area.
