A stylish dog-friendly cottage with unique access to Kailzie Gardens, a gem of the Scottish Borders.
Surrounded by the lush hills and woodlands of Upper Tweeddale, this enchanting cottage is the ideal retreat for a quiet country getaway. Set within a courtyard on the Kailzie Estate, guests can enjoy private after-hours access to its stunning gardens – including its glorious walled garden, glasshouses, wild gardens, centuries-old woodland and burnside trails which evolve throughout the year. Here you can relax and reattune to the natural world – whether you’re surrounded by carpets of snowdrops, blooming rhododendrons, summer borders, fragrant roses or autumn leaves.
A picket gate leads into the cottage’s enclosed courtyard where a path winds towards the front door. On entering, you’ll be met with a bright vestibule where you can store boots and coats before stepping into the open-plan living space. A beautifully designed Shaker-style kitchen lies to the left, with patterned tiles, grey blue cabinets, and a circular kitchen table – although Kailzie Gardens Café is also on hand just across the courtyard to the rear of the cottage, should you fancy a break from cooking. To the right of this room, inviting armchairs and a cosy sofa gather around a log burner, while a handy little writing desk is tucked away in the corner. The furniture includes bespoke and repurposed pieces from Scottish artisans, from the colourful patterned blinds to the quirky antique pieces which fill the cottage with character.
The first bedroom is situated on the ground floor, decorated with leaf green panelling and floral-patterned wallpaper which reflect the flourishing gardens to be enjoyed at Kailzie. The ensuite bathroom next door is home to a shower decorated with botanical tiles and warming underfloor heating. The second bedroom lies up the staircase on the first floor with twin beds accompanied by sky blue panelling and a floral feature wall and benefits from the smart family bathroom which is located next door. With soft olive-green panelled walls, a spacious rainforest shower, and a contemporary freestanding bath, it’s the perfect place to unwind.
Outside, the cottage enjoys a private patio seating area in its courtyard which is the ideal spot to settle in with a morning coffee. The estate and gardens are right on your doorstep, including a pétanque rink, putting green, Tweed fishing beat, and lochan so you’ll have no shortage of activities to keep you busy. You’re also spoilt for choice for beautiful scenery further afield with Glentress Forest, the gardens at Dawyck and the ancient woodlands in the Tweed Valley all within easy reach.
ADDITIONAL ACCOMMODATION
For guests looking to holiday together but enjoy their own space, Coachman's Cottage can be let in conjunction with Grooms Cottage, sleeping 2, Stables Cottage, sleeping 2, and The Hayloft, sleeping 2. These cottages all sit within the Kalizie courtyard complex, with Coachman's Cottage, Stables Cottage and Grooms Cottage next door to each other in that order and The Hayloft sitting on the opposite side. Additionally, Honeysuckle Cottage, sleeping 4, and pet friendly, is under the same ownership and sits 1 mile from the courtyard.

A gate off the enclosed front courtyard leads directly into the Kailzie café courtyard which is ideal for those who wish to take advantage of breakfasts and lunches (please check seasonal opening times outwith Easter – end September). This has outdoor tables and seating, as well as a small shop. It is important to note this area is open to visitors to Kailzie Gardens between 10am and 5pm, but once the gardens close for the day, guests to Kailzie cottages can enjoy private use of the café courtyard, wider grounds and gardens.

Guests have access to the wider grounds with over 20 acres of gardens and woodlands. This includes the Courtyard Café; a shop offering local produce, gifts and plant sales; a children’s nature trail; an 18-hole putting green; pétanque; and a fishing lochan which is well stocked with Rainbow, Blue, Tiger and Brown Trout. There is also a bait pond which is ideal for beginners and youngsters. Complimentary tickets are provided to the gardens.
DOGS
One well-behaved dog is welcome (£25 fee per dog). A second dog may be considered on request. The garden is fully enclosed and an outside tap is available. Dogs are not permitted on the furniture, upstairs or in the bedrooms.

Kailzie Gardens is open to the public daily between the hours of 10am and 5pm. Guests should be aware that there will be members of the public in the grounds, gardens, and courtyard during these times.
