Sleeping Arrangement Details: The Main House comfortably sleeps 8:
- Bedroom 1: Luxurious Queen Bed, 65-inch Smart TV, en-suite bathroom with walk-in shower, walk-in closet.
- Bedroom 2: Comfy Queen Bed, open closet.
- Bedroom 3 & 4: Each with Twin Beds, open closets.

For larger groups, we have the Casita:
- A separate, private abode featuring a Queen Bed, en-suite bathroom, and a small refrigerator.

IMPORTANT NOTE: WHEN YOU BOOK FOR 8 GUESTS OR LESS, ACCOMMODATION ACCESS IS LIMITED TO THE MAIN HOUSE ONLY. The Casita can be accessed when booking for more than 8 guests for an additional charge. A 4% non-refundable credit card fee will apply to all payments made.

Please note: No smoking or vaping of any substances is allowed anywhere on our property. This rule is strictly enforced with immediate guest expulsion and a $1,000 fine.

We strictly adhere to San Luis Obispo County`s regulations, which prohibit large events or parties. Quiet hours must be maintained from 10:00 pm to 7:00 am, with a maximum, permitted onsite guests capped at 12 during the day.

PLEASE RESPECT OUR SAFETY REGULATIONS:
- No access to active farmland neighbourhoods
- Always stay within the farmhouse perimeter
- Use bug spray and sunscreen when outdoors
- In the event of an emergency (like a power outage or storm), does not support refunds for situations outside our control
- Service animals are allowed under ADA rules at no charge. Emotional support animals are not permitted. Service animals may not be left at the house without their handlers.

• This is not a `party property` and hosted events are prohibited. We comply with noise restrictions and want to keep our neighbors happy. Quiet hours are from 10:00 pm to 7:00 am.
• No large events or parties are allowed. As required by SLO County, a maximum of 12 guests are permitted during the day, and a maximum of 10 guests are permitted at night. If occupancy or noise ordinances are violated, guests are subject to expulsion and fines can reach up to $10,000 per incident.
•No smoking or vaping of any substance is permitted inside or outside the house. Violations will result in immediate guest expulsion and a $1,000 fine.
•The pool is heated all year. No glass bottles, plates, cups, or breakable items of any kind are permitted in the pool area. Children are prohibited from the pool area without an adult present. All children under the age of 10, and all adults who cannot swim must wear a life preserver (to be provided by guests). No swimming is permitted at night without the full supervision of a proficient swimmer, and all lights must be turned on. No running or diving is allowed at any time around the pool. The pool cover must be closed during non-use, day or night. Wood and tile floors throughout the property are very slick when wet. Make sure to dry off when coming into house after using the pool. NO ALCOHOL IS TO BE CONSUMED WHILE SWIMMING AND NO UNDERAGE DRINKING AT ANY TIME. Alcohol consumption must be moderate at all times.
•Children/Infants under the age of 5 must be supervised by an adult at all times and not left alone unless sleeping. Any damage or liability incurred by children will be the sole responsibility of the parent.
•Service animals are allowed under ADA rules at no charge. Service animal handlers must answer the ADA two-question survey. Emotional support animals are not considered service animals according to ADA regulations and are not permitted. Service animals may not be left unattended at the house or for any reason. They must be with their handlers at all times, including with day trips.
•There may be wildlife on site such as hawks, squirrels, owls, snakes, and/or insects. Guests and children may not walk in areas outside the farmhouse perimeter. We recommend using insect spray and sunscreen while around the pool and in patio areas.
•Please be aware that during an emergency situation, we will do our absolute best to keep you informed and updated. Updates include but are not limited to national emergencies, pandemics, flooding, power outages, civil unrest, storms, and/or any acts of God. The house is not equipped with backup power.
