A Truly Exclusive Parisian Apartment
This exceptional apartment enjoys one of the most coveted locations in Paris, in the very heart of Saint-Germain-des-Prés — an address synonymous with elegance, culture, and Parisian art de vivre.
• Just outside the building lies Place Saint-Germain-des-Prés, surrounded by luxury boutiques and renowned brands.
• For breakfast, the legendary Café de Flore is only steps away. Lunchtime can be enjoyed at the iconic Brasserie Lipp, long favored by French political and intellectual circles.
• A taxi stand, multiple metro stations, and the Saint-Germain parking facility are located immediately outside the building. Grocery shopping is equally effortless, with a Monoprix on Rue de Rennes just moments away.
The location is truly unique — and the apartment itself is just as remarkable.
• Two of the three bedrooms feature private en-suite bathrooms, a rare and valuable feature in central Paris.
• The exceptionally spacious living room and dining area, uncommon by Parisian standards, offer a genuine sense of comfort and relaxation.
• A long Haussmann-style wraparound balcony runs the full length of the apartment. Every room — including the living and dining areas — opens directly onto the balcony, offering open views over Parisian rooftops and toward the Église de Saint-Germain-des-Prés.
• Subtle and refined décor blends modern comfort — including a large flat-screen television and a Bang & Olufsen sound system — with carefully selected antique furniture of notable value.
The building entrance is elegant, discreet, and highly secure, featuring a second glass door and refined marble-toned finishes. An elevator provides direct access to the fifth floor, which is entirely dedicated to this apartment.
Upon arrival, guests enter through a spacious oval-shaped entrance hall, beautifully decorated with fashion illustrations from the 1940s, immediately setting the tone for the apartment’s refined atmosphere.
Living Room, Dining Room and Kitchen
To the left of the entrance, the large living room welcomes guests with a decorative fireplace (not in use), two floor-to-ceiling windows opening onto the balcony, and a generous sofa designed for relaxation. The television is located in this space.
A door leads to the dining room, which features a sofa, two armchairs, and a large dining table that comfortably seats up to four guests. Positioned at the corner of the building, the room benefits from two full-height windows and a third window above an additional chimney. The balcony wraps around the room, filling it with natural light throughout the day. The space is further enhanced by curated drawings and artwork.
At the opposite end of the apartment is the kitchen. Fully equipped, modern, and fitted with high-quality appliances, it offers both functionality and comfort. Exiting the kitchen leads conveniently back to the entrance hall.
Bedrooms and Bathrooms
From the kitchen side of the entrance, a corridor leads to the sleeping quarters and bathrooms.
On the right is the master bedroom, directly facing its attached bathroom. The bedroom is notably spacious and features two large floor-to-ceiling windows opening onto the balcony. It is furnished with a king-size bed. The en-suite bathroom is elegantly finished in white and blue tiles and includes a bathtub, high-quality sinks, and large mirrors. Please refer to the photos.
Further along the corridor, the second bedroom is furnished with two large single beds that can be arranged as a double bed upon request. A full-height window opens onto the balcony. An en-suite bathroom includes a shower, sink, and toilet, and is finished to a high standard.
At the far end of the apartment, the third bedroom offers a comfortable double bed. Storage in this room is reserved for the owner’s private use and is not accessible to guests.
The apartment is furnished with valuable and sometimes fragile antique pieces. For this reason, guests traveling with children under the age of 12 are kindly asked to inform us in advance. Formal approval from the owner is required prior to confirming the booking.
As an added benefit, phone calls to landlines in France, as well as to the USA, Canada, Australia, and more than 50 other countries, are generally free. Calls to mobile phones in certain countries — often including France, the USA, and Canada — may also be free, depending on provider policies. Please ask us for current details.
