House Rules – Important Things to Know

We are long-time Superhosts, not a property management company. These are our personal homes, and we host with care to ensure every guest has a safe, comfortable, and memorable stay. The rules below highlight the most important items. All stays are also governed by our full Short-Term Rental Agreement, which you will be asked to sign after booking.

Primary Renter Requirement

The primary renter must be at least 25 years old at the time of booking and must be present throughout the stay.

Check-In and Check-Out
• Standard check-in is 4:00 PM.
• Standard check-out is 11:00 AM.
• Early check-in and late check-out are not permitted. Please book extra nights if needed.

Guest Count
• Only the number of guests listed on the reservation are permitted.
• No additional or unregistered overnight guests.

Smoking and Pets
• Absolutely no smoking or vaping anywhere on the property.
• Our homes are pet-free, including service and support animals, due to severe documented family allergies. Please select another property if you travel with animals.

Parties and Events
• Parties, events, and large gatherings are strictly prohibited. Disturbances or violations may result in immediate eviction without refund.

Quiet Hours

Quiet hours are from 10:00 PM until sunrise. Please respect our neighbors and the surrounding community by keeping noise to a minimum during this time.

Assumption of Liability

Guests agree to use the home responsibly and accept liability for themselves and their group. Normal household risks (stairs, hot surfaces, weather, etc.) are assumed by guests.

Security and Verification

After booking, all guests are required to:
1. Sign our Short-Term Rental Agreement (through our secure portal).
2. Provide a government-issued photo ID.
3. Provide a selfie for identity verification.

These steps are required by local permits, HOA rules, and insurance, and comply with booking platform policies.

Mail and Packages

Guests may not receive mail or packages at the property. Mailbox access is not available. Any items delivered will not be accepted, forwarded, or returned. Please make alternate arrangements before your stay.

Hot Tub and Pool Safety (if applicable)
• Children must be supervised at all times.
• No glass or breakable containers near water areas.
• Do not tamper with covers, chemicals, filters, or controls.
• Guests assume responsibility for safe use of hot tubs, pools, or any other amenities.

Communication

We use automated messages throughout the booking and stay process to provide important instructions. Please read all messages carefully. We are always available to help except during normal overnight sleeping hours.

Refunds and Cancellations

Refunds and cancellations are governed by the booking platform’s cancellation policy. No refunds will be issued for weather, air quality, smoke, or other environmental factors unless the property is completely inaccessible.

Agreement to Terms and Access Codes

By booking our home, you confirm that you agree to all of these House Rules. In addition, every booking is subject to our full Short-Term Rental Agreement. Completion of that agreement, along with providing a photo ID and selfie, is required before you will be given access codes. Door codes are only issued once all required information has been received, and they are provided exclusively through the guest portal approximately 24 hours prior to check-in. Even if the formal agreement has not yet been signed, by making a reservation you acknowledge that you are bound by its terms and conditions as part of your stay.

Unfortunately our time went too quickly! We were lucky with great weather - better than forecast!Proximity to the beach was excellent and it was great to be able to walk along the beach and then enjoy a coffee or something stronger!Jordan and Taylor have put a lot of effort into the house, comfortable beds with top quality linens and a well stocked kitchen. The furniture is comfortable and there was plenty of space. They were also quick to respond, which is always reassuring. We would have no hesitation in recommending the house and would love to stay again at some point in the future.

Nice Place

It was extremely clean! We had a little trouble relaxing because everything was so perfect. There were many rules for the home and the neighborhood that guests in other homes near us were not following. We had to sign a special agreement before check in. The home was beautiful with lots of natural light. It was convenient to beach amenities, restaurants and a small market for groceries. We would totally stay here again and I would recommend it to anyone!

Not perfect, but close to it.

Overall clean, comfortable, and well equipped but short of 5 stars for several reasons. Outdoor grill was greasy and not ready for our use as planned. Beach access is a boardwalk to the top of a sand dune descending to the beach. Great access, but a difficult ascending return. Public access just north at cape Kiwanda is much easier. Blindsided by no shoes in house policy. I would have preferred to bring my house slippers over wearing my socks if disclosed proactively in the ad house rules, or important information. A flyswatter would also have been handy for that one pesky fly. These are our suggestions for an improved stay experience.
