From my experience, most oceanfront hotels that are anything close to affordable, are usually worn down by the sun, the sand, the salty sea air, and the nonstop hordes of people who pass through these properties. The good news is that this one seemed only mildly tired as of September 2025. The location worked well for us. Right on the beach and centrally located so we were able to visit both the northern and southern areas of the Outer Banks. The first night there we woke up at 1:30 AM in a room that was 80 degrees and getting warmer by the minute as the malfunctioning air-conditioning was putting out hot air. Lou, the night clerk on duty, was quick to find us another room that was dune view rather than ocean view, and we were compensated for the difference in price. The new room was on the 3rd rather than the 4th floor. Be advised that you can actually see the ocean on either of these floors, but you will need to stand up to do so. Sitting in the chairs on the balcony puts the railing directly in your line of vision. Breakfast was slightly above average imo, due to the fact that each day featured warm cinnamon rolls, biscuits, sausage and/or bacon. Over all, I would recommend the property.
