You’ll have all the essentials for a comfortable stay, including air conditioning, high-speed WiFi, and a washer and dryer.

The home features a fun game room in the garage (the garage has AC), making it a great hangout space for both kids and adults. With generous living areas and a thoughtful layout, there is plenty of space for everyone to spread out and unwind.

The home is ideally located in the heart of Kissimmee with easy access to Central Florida’s top attractions. Walt Disney World is approximately 10–15 minutes away, Universal Orlando Resort is about 25–30 minutes away, and International Drive is roughly 20–25 minutes away. You are also just 5 minutes from Old Town Kissimmee and World Food Trucks, and about 10 minutes from Margaritaville Resort Orlando. The property is right off Irlo Bronson Memorial Highway (US-192), surrounded by shopping, dining, and entertainment, with a Walmart just a few minutes away.

Pool and Spa Heating Information (Important):
Pool heating is optional at $45 per night plus tax. If added, pool heat must be on for the entire duration of the stay. The spa shares water with the pool and is not a standalone hot tub. Pool heat must be purchased in order for both the pool and spa to be heated. During the winter months in Florida, pool heaters may only reach lukewarm temperatures (approximately 70s for the pool and 80s for the spa). Due to weather limitations, pool heat is non-refundable.

Booked this stay at the last minute after unexpectedly extended our trip in the area. This is an older home in comparison with others we’ve stayed at and shows wear and tear. It did have a nice number of bedrooms, but the mattresses in the twin bedroom and one queen bedroom were older and not comfortable. The beds in the king bedrooms were quite comfortable. The spa did not work at all while we were there and was unable to be serviced. Something was off overall with the pool heat as the temp was warmer than the expected spa temps at time. A credit was made to accommodate for this feature not functioning. The air hockey table is broken, and another credit was issued for this feature listed for the property that wasn’t functional. There were some housekeeping issues as well, such as dirty sheets on one bed, one bathroom not being clean well, finding discarded fake eyelashes stuck to the floor, and discarded pool chemical containers were left outside by the pool. When communicating with the property managers, they were quick to respond and come to agreement with the credits, which we did view as fair compensation, but overall this property could use some maintenance and TLC. Unfortunately, would not be likely to choose this property again.

My family has stayed in many vacation homes in the Orlando area as we travel there once a year, sometimes twice and so we have a lot of homes to compare our stay to...the check in process was a breeze. The inside of the home was clean for the most part, but the home could really use a deep cleaning and major dusting of the home decor. The game room needs to be updated with new pool sticks (no tips on any of the sticks) and the air hockey table did not work nor have pucks. This was a bummer as the room could have been used on the rainy days. There was also a nice size gap at the bottom of the front door that should be addressed to keep the fast lizards and any other pests out. For the kitchen, the home did not have kitchen towels, dish cloths, or oven mitts. We usually travel with our own bed linens and bath towels, so this was not an issue for us, but we noticed a huge lack in bed linens for all the rooms and a few bath towels, plenty of beach towels and a few washcloths. The ironing board legs were held into place with black electrical tape, and it would collapse once you stood it up. The bottom lock to the door in the living room leading out to the pool is broken. Lastly, the pool area needs attention, inside the screen and out. Dead plants, trash, moldy chairs, all pool furniture needs to be thrown out, and there is a huge hole next to the BBQ grill. Communication: great with pool heat problems and with the washing machine that was not working. Both issues were resolved.

We stayed for six nights in late December 2025 while visiting Disney World.The positives:This is a true 5-bedroom, 4-bath home. The garage has been converted into a game room with a pool table and an air hockey table. The location is convenient—close to Disney properties, Walmart, and many restaurants. There is also a community park directly across the street. All TVs were equipped with Roku devices for streaming. John was our main point of contact and was responsive.The issues:I chose this property specifically because it had the number of bedrooms we needed and advertised a spa/pool. Upon arrival, the spa was not heated. When I contacted John, he stated that heating the spa would be an additional 35 per day and that it likely would not work well due to cooler nighttime temperatures. The VRBO listing did not disclose any additional fee for a heated spa. John acknowledged this, and we spent 30–45 minutes getting the spa heater to work. This needs to be clearly disclosed in the listing for future guests.Other concerns during our stay:•Very limited soap provided for both handwashing and showers•Many bath towels were worn and old•One toilet seat was cracked in half; another became completely detached•Multiple light fixtures had burned-out bulbs•The air hockey table did not work (John attempted to get it repaired and ultimately issued a 65 credit)•No extra toilet paper was provided beyond the rolls already on the holders•No dishwasher detergent or tabs•Ins

Nice property, although somewhat dated. House is in a quiet neighborhood with a park across the street. Close to Walmart and restaurants. Disney parks are about a 15 minute drive and Universal is about a 30 minute drive. We didn't use the swimming pool but it appeared clean. The property could use a general maintenance check (no air hockey puck, light bulbs, kitchen blinds, toilet seat in master bathroom loosely attached) and cleaning in kitchen (waffle maker, stove top, inside of refrigerator). None of these things were a deal breaker and we would definitely rent the property again.

Our first vacation home from another site was canceled 2 days before we were set to leave. I hopped on Expedia and was able to book another home, similar to the first, within just a few hours. I was immediately impressed the owner reached out within 2 hours and gave us all the information we needed for the rental. Easy check in with a digital code. House was clean, however could have used a good mopping. The wifi did not work for us but the company did try and remedy it. It wasn’t that important to us as we weren’t spending a lot time there. Lots of items for babies that would be great for families with littles (portable cribs, high chair, strollers). Overall would definitely book again. Very close to Disney and 30 min to Universal.
