The Space:

Sunlight pours through the open living areas as you unwind after a day at the parks, the gentle hum of the nearby resort blending with the laughter of your group. Mornings start with coffee in hand at the dining table, plans forming while the scent of fresh toast drifts from the kitchen. With space for everyone and a rhythm that balances shared moments and private retreats, this villa feels like a home away from home in the heart of Kissimmee.



Sleeping arrangements

The home sleeps up to 13 guests across six bedrooms and four and a half bathrooms. On the lower level, a primary bedroom offers a king bed with an ensuite bathroom, plus a shared half‑bath. Upstairs you’ll find a second king bedroom, two queen bedrooms, a themed twin‑bed room, a twin bunk, and a trundle bed, providing a mix of comfort for families and groups.



Living areas

A spacious main living room invites movie nights and relaxed conversation, with ample seating and a TV for downtime. Adjacent, a dedicated game room holds a large TV and a variety of games, keeping all ages entertained without leaving the house.



Kitchen & dining

The full kitchen features stainless‑steel appliances and plenty of counter space for home‑cooked meals. A nearby dining table makes it easy to share breakfasts, lunches, or dinner together, whether you’re planning the day’s adventures or winding down after a long outing.



Outdoor space

Step outside to a private pool with optional heating and a hot tub, both surrounded by outdoor furniture for lounging. A patio area includes a BBQ grill for casual meals, and a balcony offers additional space to enjoy the warm Florida air. Resort access adds a lazy river, water slides, splash pool, sports courts, and a clubhouse with arcade games, bar, and lounge, all just a short walk away.



Family‑friendly comforts

A crib and high chair are provided for little ones, and a washer and dryer make laundry simple. Bathroom essentials and clean linens are supplied, ensuring a hassle‑free stay for families and multi‑generational groups.

Set within the gated Windsor at Westside Resort, the home is a brief stroll to the clubhouse and amenity center. Shopping, dining, and entertainment options are nearby, and the property is within easy driving distance of Disney World, Universal Studios, and other Orlando attractions.

The Neighborhood:

An ultimate Family Resort near Disney and other World-Class Attractions. Windsor at Westside is an amazing and sought after community. Expect first-class amenities, some of the best in town! The property is just a couple minutes' walking distance to the clubhouse.



Including all the amenities that make resort-living superb, Windsor at Westside Resort will include a huge resort-style pool, a lazy river, water slides, a separate splash pool, a hot tub, volleyball court, basketball court, BBQ & Picnic area, and, a huge clubhouse with arcades, Bar & Lounge, and more. In the immediate area outside the resort, you will find ample shopping, dining, and entertainment. And only a short drive further you’ll find all the attractions Orlando is known for, Disney being very near.



Located off state road 192 and US 27, and near I-4, just ten miles from Disney World, Animal Kingdom, and Orlando’s world-famous attractions.



Getting Around:

Feel safe and right at home when you enter the resort, which is located within a gated community. Parking can accommodate up to (2) vehicles in the driveway parked side to side.



The garage has been converted into a game room. Therefore, indoor parking is not available.



Other Things to Note:

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.



A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:

-For 1-Night Reservations: Guests are required to provide a $500 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.

-For Reservations of 2 Nights or More: Guests may choose between the $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.



If you would like to add pool and spa heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.



Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.



It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
