The Space:

Soft morning light spills across the pool deck as you step outside, inviting you to linger over a coffee while the calm of ChampionsGate settles around you. By afternoon, the private pool glistens under Central Florida’s steady warmth, and as the sun dips, the hot tub steams gently, offering a perfect spot to unwind. Whether you’re gearing up for a day at the nearby parks or simply savoring quiet moments with family, the villa feels like a private retreat that balances activity and relaxation.



Sleeping arrangements

Six spacious bedrooms accommodate up to 13 guests. Downstairs, a master bedroom features a king bed and an ensuite bathroom, while a queen bedroom also enjoys its own ensuite. Upstairs you’ll find another king bedroom, a double bedroom with two double beds sharing a Jack & Jill bathroom, a bunk room with a twin‑over‑double bed attached to the same Jack & Jill layout, and an additional master bedroom with a king bed and ensuite. Every room provides comfortable linens, clothing storage and the essentials for a restful stay.



Living areas

Two inviting living spaces give everyone room to spread out. The main family room centers on a flat screen TV and ample seating for movie nights or casual conversation. A dedicated workspace with reliable wifi lets you catch up on emails or plan the next day’s adventures. The game room adds extra energy, offering entertainment for all ages.



Outdoor living

Step onto the patio to find a private pool with the option to add heat, a hot tub that beckons at any hour, and lounge furniture arranged for sun‑soaked afternoons or starlit evenings. The quiet neighborhood and private entrance keep the outdoor area feeling like an extension of the home.

The large full kitchen is equipped with stainless‑steel appliances and cooking basics, making meal preparation easy. Indoor and outdoor dining areas let you enjoy quick breakfasts before heading to the parks or leisurely dinners together under the Florida sky.



Resort access

Free access to The Retreat at ChampionsGate includes a community water park, lazy river, clubhouse, fitness center, movie theater, games room, playground, volleyball courts, an 18‑hole golf course, driving range, putting green, six clay tennis courts and a tennis clubhouse. All of these amenities are just steps away, giving you a full day of activities without leaving the area.



Neighborhood

Located in Davenport’s Four Corners area, the villa is a short drive from world‑renowned attractions: Disney is about 20 minutes away, Universal Studios roughly 28 minutes, and SeaWorld around 25 minutes. Nearby dining and shopping options add convenience to your stay.

Thoughtful touches such as a washer, dryer, pack ’n play, high chair and ample outdoor space support both convenience and connection. Whether you’re planning theme‑park excursions or quiet poolside afternoons, this villa offers a comfortable home base for the whole family.



Guest Access:

During your stay, you will have complete and exclusive access to the entire home, as well as complimentary access to resort amenities.



The Neighborhood:

ChampionsGate is a gated masterplan community in FL. Enjoy a recreation-rich lifestyle with lavish amenities, including world-class golf courses, and nearby access to Orlando’s theme parks, like Disney World, along with shopping and dining at Posner Park. Plus, travel is a breeze with close by transportation and proximity to both I-4 and 27 freeways.



Play a round of golf or revel in fine-dining at a top-rated restaurant. Regardless of your interests, The Retreat at ChampionsGate promises endless enjoyment for everyone in your family.



Getting Around:

Feel safe and right at home when you enter the resort, which is located within a gated community and secured by a 24-hour security guard. Parking can accommodate up to (2) vehicles in the driveway parked side to side, and up to (1) vehicle on the street in front of the property.



The garage has been converted into a game room. Therefore, indoor parking is not available.



Other Things to Note:

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.



If you would like to add pool and spa heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.



A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:

-For 1-Night Reservations: Guests are required to provide a $500 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.

-For Reservations of 2 Nights or More: Guests may choose between the $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.



Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.



It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
