The building is located above the ancient fishing village of Volosca, a hamlet of Abbazia. Thanks to its location, it offers a magnificent view of the Kvarner Gulf. It is located 300 meters from the sea, at an elevation of 65 meters. The beach and restaurants are within easy walking distance, while the center of Abbazia is only 1 km away.

The separate guesthouse is approximately 35 square meters and is separated from the main building by just a few steps. The small house has an open floor plan. The living area consists of a kitchenette, separated from the sleeping area by a bookshelf. The sleeping area features a double bed. The living area includes a sofa bed suitable for a child, a dining table, and a kitchenette. The kitchenette is equipped with two electric stovetops, a coffee maker, and a mini-oven.
