### 🛏️ Sleeping Arrangements
**Bedroom 1 – Master En-suite**
A spacious England-themed bedroom with a king-size bed, private bathroom, study table and chair, chest of drawers, and beautiful views of the garden and lake.
**Bedroom 2 – Pink and Black Room**
Featuring a king-size bed, dressing table and stool, two bedside lamps, a four-drawer chest and curtains.
**Bedroom 3 – Pink and White Room**
Featuring a double bed, two bedside tables, a bedside lamp, a three-drawer chest and curtains.
Bedrooms 2 and 3 share the family bathroom.
**Bedroom 4 – Games Room En-suite**
Featuring a double bed, private bathroom, curtains and views of the stables.
The living room can accommodate **two additional guests on floor mattresses**.

Infants are welcome; however, we do not provide a cot or other baby equipment.

The Farm is situated in a peaceful countryside location, while remaining within easy reach of local towns, restaurants and transport links.

🌳 **Theydon Bois:** approximately 10 minutes by car
🍽️ **Chipping Ongar:** approximately 10 minutes by car, with restaurants, supermarkets and pubs
🏙️ **Brentwood:** approximately 15 minutes by car
🌆 **Stratford:** approximately 30 minutes by car
Guests can order food directly to the property through **Uber Eats** and **Deliveroo**, subject to availability.
🚕 Local taxi services are available and can collect and drop off guests at the property.
## 🎉 Celebrations and Larger Groups

## 🔑 Guest Access
Guests have access to all areas within the farmhouse.
Access to the cross-country course is available by prior arrangement or by booking a session. Permission is required so we can advise you on the safest and most suitable time to walk around the grounds.
## 🐴 Important Information
We require access to the paddocks and stables, which are located in front of and behind the house.
### 🏊 Swimming Pool
The pool is outdoors and weather-dependent. Although we aim for a maximum temperature of **30°C**, we cannot guarantee that it will reach this temperature.
The pool is cleaned and refilled between stays, so the water may be cold on arrival. Due to its outdoor location, size and the English weather, it can take time to warm up. Please do not expect the pool to be hot or consistently warm.
### 🪪 Check-in
The **main booker** must present valid identification at check-in.
If someone else is collecting the keys on behalf of the main booker, that guest must provide valid identification instead. Other guests are not required to provide identification.
During check-in, we will show you around the property, explain how the amenities work and introduce you to each room. The person collecting the keys must confirm that the property and its amenities are suitable for the stay before the keys are released.
### 🚫 No Parties or Events
Strictly no parties or events are permitted at the property. Please contact us in advance regarding celebrations with more than 10 guests.
### 📺 Entertainment
The TV includes standard channels such as BBC and ITV. Guests can also connect their mobile devices to watch YouTube, Netflix and other streaming services.
An Amazon Fire Stick is provided with access to Netflix, YouTube and many other apps.
