A local elementary school is one block north and with the close proximity to OU campus, traffic may be congested on game days or school drop offs and pick-ups. Good news is you're so close to campus you could walk!

This listing is for PARTIAL use of this home. Guests will have access to all the home's shared living spaces (kitchen, dining, living, sunroom, and half bath) plus Bedroom #1 off the kitchen and Bedroom #2 (master with the full bathroom) which leads to the backyard.

AREAS THAT ARE OFF LIMITS = The other bedrooms (Bedroom #3 & #4), other full guest bath, HVAC closet, water heater closet and attic are off limits to guests. If there is even the smallest trace that these rooms have been used, walked through, or explored, we will charge you the nightly rate & cleaning fee for the entire house (a minimum of $250/night multiplied by the number of nights on your booking).

Truvi is a globally recognized trust and safety company that allows hosts and guests to transact confidently. When you make the booking, Truvi will send you a text/email complete the ID Verification.

Your booking confirmation will also include a link to the Rental Agreement. The primary renter must agree to abide and follow these terms and conditions during the entire stay (& share these terms and conditions with all other guests).

We get it, accidents happen. As part of your stay, a non-refundable damage waiver fee is included to cover accidental damage that may occur during your visit. This waiver protects you from being charged for minor, accidental incidents such as broken glassware, spills, or small damages to furniture, up to a coverage limit of $300 (for Truvi verified bookings only). Please note, this waiver does not cover excessive cleaning, intentional damage, negligence, pet damage, or loss of personal items. If an accident happens during your stay, please let us know as soon as possible so we can quickly plan for any necessary repairs or replacements to ensure the property is ready for the next guest. Rest easy—reporting accidental damage won’t affect your stay, thanks to our damage waiver coverage. By booking with us, you agree to the terms of this damage waiver.

SECURITY DEVICES
- One Ring video doorbell is located at the front door and points toward the sidewalk, steps, porch, landing, front yard and catches part of the driveway. A second Ring video floodlight is located on the NE corner of the house and points toward the front yard, parking area, and sidewalk. The Rings are motion sensitive recording devices and operational 24/7/365. The host has access to the cameras and the video recordings at all times via the Ring app. There are no cameras inside the home.
- One Minut privacy safe noise monitor is located in the living room; the other is located outside under the awning in the backyard. These devices monitor noise decibels (they are not sound recording devices). Noise is defined as 15+ minute duration that's above 80 decibels during the day (8A-9P) and 75 decibels (9P-8A) during quiet hours. The Guests shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. No parties, events, or gatherings are allowed.

YARD MAINTENANCE - The home is treated for pests quarterly. During the spring/summer, the lawn is mowed during the week, weather permitting.
