The space
Each bedroom includes a keypad lock, desk, lamp, fan, power strip, hangers, luggage rack, 2 pillows, 2 towels, and fresh linens. All beds and pillows have extra liners for cleanliness.

The basement apartment offers 2 full baths, a living room, a full kitchen, and a flexible bed configuration—choose 1 king or 2 XL twins. The loft features 9 beds (4 can convert to kings), a full bath, pack-and-play, foam pads under beds, and toys/books in under-bed drawers.

We tailor bed setups to your group’s needs—just ask! The Red Roof Farmhouse is highly customizable and perfect for gatherings.

Groups over 27 require a custom quote. We also offer nearby rentals for larger parties.

Guest have access to outside areas, basement apartment, bunk-rooms, activity room, farmhouse, loft.

Patio behind bungalows is private for the bungalow guests.

All indoor spaces are private.

Foyer laundry, parking lot, hot tub, cold, plunge pond, mini beach, fire pit are shared spaces.

Sleeps 35 total.
1350 ft.² of multi-purpose space + 3500 other areas. 2 walls of windows, tables and chairs for 46, DJ station, dance floor, 2 microphones, karaoke, 7 large screen smart TVs, Cabinets of games, Bluetooth Sound system, AV help, venue host onsite, yard games, plunge pond with waterfall, 2 foot deep beach / sandbox with box of toys, swim spa/hot tub for 12, gas fire pit, AC/heating, Indoor and outdoor seating and venue areas, ping-pong, in ground trampoline, tetherball, hammack, 3 kitchens.
Other things to note
Guest that need to arrange for customizations or logistics for thier lodging or intinerary may need to request host services at an added $1000 charge.

+ Parking over 11 cars have an added $250 charge so we can rent additional parking form the neighbor. Note parking lines.
+ Overnight guests over 27 people have an added charge of $10 per person.
+ guest count can not be over 40.

Violations to the above will incur a fee double the charge.

The swim spa is professionally cleaned on Mondays.
The grounds are professionally groomed on Thursdays.
The mattresses and pillows have extra liners to keep them fresh and clean for each guest and are also professionally cleaned.

Dry docks available for RV parking.

No smoking, vaping, tobacco, illegal drugs, or hard liquor allowed on the property anywhere. violation will incur $400 charge.
There is a smoking area on the backside of the property toward the creek. This is for the safety of guest. No one is allowed to walk up and down the street. Too dangerous.

Standard quiet times followed. (10:30 pm - 8:00 am)
You're welcome to be in the hot tub after hours, just leave the jets off so it and you are quieter and keep your voices down.
