A Home to Relax and Unwind
The open-plan living space sits under exposed beams, with a leather Chesterfield and a working log burner for cooler evenings. Wind down in front of the Smart TV on quiet nights, and with room-darkening blinds throughout, you can sleep in without the morning light. The countryside and the farm garden are right outside the doors.

The Layout
• Living area: Leather Chesterfield and armchair, log burner, Smart TV, and a double sofa bed for extra sleeping.

• Kitchen: Full kitchen with oven, hob, microwave, dishwasher, fridge, freezer, toaster, kettle and coffee machine, plus wine glasses and cooking basics. Washing machine and drying rack provided.

• Bedroom 1: King bed on the mezzanine sleeping platform, reached by a flight of stairs. Please note the low beams and restricted headroom up here.

• Bathroom: Ground-floor walk-in rain shower with step-free access. Towels and toiletries provided.

• Outdoor space: Private garden with patio and outdoor furniture, and open countryside views.

Location
Little Barn sits on a working farmstead where the fields meet the Somerset coast. The big draw is the walking, with plenty of routes leaving straight from the doorstep, and from the property you can spot heritage steam trains, marine traffic and the occasional military aircraft. It suits couples and nature lovers after a slow, quiet stay.

Good to Know Before You Book
The mezzanine bedroom is reached by a flight of stairs, and the low beams up there mean restricted headroom, so take the stairs slowly and take care moving around. Guests who prefer to avoid the stairs can use the pull-out double downstairs. The main facilities are all on the ground floor with step-free access from a private entrance. The farm lane in is unmade and a little bumpy, so satnav to TA24 6LA and follow the track slowly to the very end. Check-in is self check-in via keybox, with full arrival details shared closer to the day. Children and infants are welcome and a travel cot can be provided.

Extra charges
Early check-in and late check-out are available on request, subject to availability, at £20 per hour up to a maximum of 2 hours. This can be arranged after booking through a secure third-party platform.

Booking policy
Guests are not required to pay a security deposit for this stay, however, we reserve the right to charge up to £200 to the card on file in the case of any damage or excess mess. Please take care and tidy up after yourself during your stay.

Full payment is due 30 days before arrival and will be automatically charged to the card on file. If payment fails, it must be completed within 24 hours or the booking will be cancelled. Early payment is allowed; card fees up to 3 percent are non-refundable if cancelled.

Cancellation policy
Full refund if cancelled 30 or more days before arrival. Fifty percent refund if cancelled fourteen to thirty days before arrival. No refund if cancelled within fourteen days of arrival.

Please take care on the mezzanine sleeping platform, where the beams are low and the height is restricted. Take it slowly on the stairs and moving around up there.

Maximum 4 guests. The listed capacity is the absolute limit and includes any visitors.

Children and infants are welcome, and a travel cot can be provided if needed.

Please treat the space and its contents with care, report any damage or breakages, and leave it tidy and secure when you go. Do start the dishwasher before you leave and clear away any used dishes.
