The Space:

Villa Murat stands in the ancient village of Annunziata above Massa Lubrense, among Mediterranean paths, houses with typical vaulted roofs and magnificent belvederes. In October 1808 the villa was chosen by the King of Naples, Gioacchino Murat, as the headquarters from which he controlled the siege and reconquest of Capri. Today it is beautifully renovated while still preserving antique pieces, frescoed ceilings and historic relics. It sleeps 10 across 4 king-size bedrooms and 1 twin bedroom, with 5 bathrooms.



Ground Floor: an extraordinary living area with elegant antiques, period furnishings, plush sofas and remarkable frescoed ceilings. Two exceptionally spacious king-size bedrooms with original period flooring and vaulted ceilings. The first has an en-suite bathroom and opens onto a sea-view veranda and a private shaded terrace enclosed by an elegant wrought-iron trellis. The second, filled with natural light, has an en-suite bathroom with a beautiful freestanding bathtub. The two bedrooms are interconnected, ideal for families or groups travelling together.

First Floor: reached via a grand marble staircase, with elegant vaulted ceilings and period furnishings. A magnificent frescoed salon with comfortable sofas and breathtaking views towards Capri, a spacious internal corridor with seating areas, and a formal dining room with direct access to the panoramic terrace. The sleeping area includes two king-size bedrooms and one twin bedroom, one king-size room having once hosted King Joachim Murat himself. The bedrooms are served by three bathrooms along the corridor, one with a bathtub.



Air conditioning is available throughout all bedrooms and living areas.

Extraordinary terraced gardens unfolding across multiple levels, framed by centuries-old Mediterranean pine trees, olive trees and lush vegetation with breathtaking views of Capri and the Bay of Naples.

An extraordinary panoramic terrace overlooking Capri and the sea, with a large al fresco dining table, comfortable seating areas, umbrellas and a beautiful portico framed by elegant arches. A barbecue area is also available.

A private heated pool in an exceptional position within the gardens, surrounded by greenery and furnished with comfortable sun loungers and deck chairs, with the sea before you and Capri on the horizon.

Pool heating is available from April 1st to June 15th and from September 15th to November 1st upon advance request, at no extra cost, with a maximum temperature of approximately 28°C.

Arrival and Check-In Information



Check-in time: between 3:00 pm and 10:00 pm. Late arrivals are accommodated with prior notice and may incur an additional fee.

Check-out time: by 10:00 am.

Other Things to Note:

Daily cleanings: daily light housekeeping is included from Monday to Saturday. Our housekeeping team will access the property during the day for light cleaning and general tidying, always with full respect for guests' privacy.

Onsite Caretaker: a caretaker lives on the property in a separate private apartment within the villa. Please note that the main entrance is shared. The caretaker is responsible for the daily maintenance of the gardens, swimming pool and outdoor areas. Guests enjoy exclusive use of all areas advertised as part of the villa rental, while benefiting from the discreet presence of an experienced caretaker throughout the stay.

Events and Weddings: the property is suitable for small private celebrations and weddings, subject to approval. All event coordination is handled exclusively by the Feeling Italy Concierge team, with a dedicated wedding planner. Wedding planning services are mandatory and quoted separately. All services are provided in-house. Please get in touch for a preliminary indication of costs. Event fees may apply.

Services Policy

To ensure consistent service standards, proper coordination and respect for the property, external suppliers and third-party service providers are not permitted.

This includes, but is not limited to, private chefs, catering companies, event vendors, decorators, musicians, photographers, wellness practitioners, transportation providers and other external contractors.

All guest services must be arranged exclusively through Feeling Italy and its approved partners.



Parking: a very spacious private parking area with easy access is available, including for large vehicles and 8-seater vans.

City tax: €3 per adult per day, applied for the first 7 nights. This tax is required by the Municipality of Massa Lubrense and is payable in cash upon arrival.

Accessibility: this historic villa is arranged over two levels; access to the upper floor requires stairs, while one ground-floor bedroom is reached via a small internal staircase. Due to its historic character and multi-level layout, Villa Murat may not be suitable for guests with significant mobility limitations.
