Spread over three floors and set within 400 m² of landscaped grounds, the villa comprises:

Upper floor:
- A master suite with a king-size bed (180x200), en-suite bathroom (walk-in shower, bath, separate toilet)
- A children’s bedroom with 1 bunk bed
- A shower room with sea views and a separate toilet

Ground floor:
- A spacious 75 m² living area comprising a lounge, dining room and open-plan fitted kitchen (oven, microwave, dishwasher, hob, toaster, coffee machine, etc.)
- A dedicated study
- Guest toilet

Lower level (naturally lit by a green skylight):
- Two bedrooms with queen-size beds (160x200), each with an en-suite bathroom (shower or bath)
- Separate toilet
- An additional office area

Outdoors:
- A 150 m² tropical garden
- A 25 m² heated infinity pool with a sun deck
- Terrace with outdoor furniture, a shaded seating area and a dining area
- Modular relaxation area (with the option to set up a table tennis table)

The villa is ideally situated in a very quiet residential neighbourhood, just a short walk from the Corniche Kennedy, between Roucas Blanc and the Pharo district.

If you choose to come by car, a private garage is available, as well as a parking space in front of the garage. Paid public street parking is available; parking is free on certain sections along the Corniche.

Transport:
- Bus route 83 (stops ‘Le Prophète’ or ‘Corniche Talabot’) runs directly along the Corniche and provides easy access to the Vieux-Port and Saint-Charles station.

Marseille Provence Airport is accessible via a direct shuttle bus to Saint-Charles station. However, we recommend using taxis or ride-hailing services such as Uber for greater comfort.

- The property is entirely non-smoking
- Pets are not permitted
- Parties and noise disturbances are strictly prohibited
- Hotel-quality (4/5-star) bed linen and towels are provided. The beds will be made upon your arrival. Tea towels and bath mats are also provided.
- Garden and swimming pool maintenance
External contractors carry out regular maintenance of the garden and swimming pool independently. They may therefore visit during your stay.
We do not always have their schedule far enough in advance to be able to inform you of the dates of their visits before your arrival. However, please do not hesitate to contact Cocoonr to find out, where possible, which visits are scheduled during your stay.

On arrival, you will receive a personalised welcome from a service provider selected by the Cocoonr Marseille agency. They will show you round the property, answer any questions you may have and hand over the keys.
