Take it easy at this unique and tranquil glamping getaway located just minutes from historic downtown Mancos, CO. Adventure awaits at many nearby tourist attractions: Mesa Verde National Park (10 minutes), Phil's World (15 minutes), McPhee Reservoir (20 minutes), Durango/Silverton Railroad (30 minutes), Durango Mtn. Resort (1 hour), Telluride (1.5 hours). If adventure is not your thing relax and enjoy the local art, grocery store, restaurants, & breweries located less than 5 minutes away. Fall in love with Mancos and enjoy the brilliant magic it has to offer.

For your comfort, we recommend staying within the wagons listed occupancy limit, as the space is best suited for the advertised number of guests. Any additional guests beyond the recommended occupancy are at your own risk and must be approved in advance. An additional $50 fee may apply to accommodate extra linen & cleaning. Take a stroll down the1 mile lane, and along the way enjoy the spring-fed pond, and cattle and horses grazing nearby. We encourage you to enjoy the property and spacious views, but ask that you please protect our animals and fields by not crossing any fence lines. We hope you utilize the outdoor seating to enjoy the sunrise and sunset, and it’s not uncommon to see deer and wildlife in the morning and early evening grazing in the fields. It’s a pretty spectacular view! Please keep in mind that we’re a working hay farm/ranch, and you may see us occasionally out and about on the property. Depending on the time of year you visit, you may even get to see us baling hay and working in the fields.

Please note there is a river and a large ditch on property. These are NOT fenced away from the property. Please watch your children very closely. We are not responsible for any accidents that may occur.

Outdoor cameras are installed on the driveway and outside facing outward. This home is non-smoking. To ensure a comfortable stay for all, we have a strict NO PETS policy for the wagon. If you wish to bring your furry friends PLEASE CONTACT owner so we can accommodate you in another site. PET FEE required.

Failure to disclose a pet in advance or bringing a pet without prior approval may result in an inconvenience fee.

Your booking automatically includes a damage protection policy. Should any minor accidental damages occur during your stay, we will cover you up to $250. We understand accidents happen, so we've got your back! However, if we determine damage was willful or negligent, we will charge an additional cost based on the damage itself.
Please note the check-in and check-out times. We can typically accommodate requests for early check-ins / late check-outs, but we can only confirm such requests 48 hours before the date requested. The reason is we potentially have other guests coming in or leaving the same day, and cleaners typically need around 5 hours.

Perfect Weekend!

Such a magical and unique spot. The wagon is spacious and the beds are so comfortable! The sound of the stream was super relaxing and the sauna and cold plunge were a fun surprise. I would return again and again!

Best spot on our family road trip

Such amazing memories at Tumbling Ts. They have thought of everything. Our family was able to enjoy all the amenities and loved the sauna, cold plunge and all the little touches around the campsite. Thanks for creating an amazing space. We will definitely be back.

Rustic comfort

The covered wagon was perfect for our trip. A bit of rustic nostalgia with current comfort and amenities. The property has additional sites that were under construction so it was just my boys and I onsite. It was very fun and enjoyable for an end of summer trip before they go back to school.

The property was well kept and clean. The wagon was more then expected. It was the perfect spot to explore from. Close to town and Mesa Verde. The rippling of the stream was the perfect sound to fall asleep to. Everything you could need was avaliable- grill, fridge, microwave and a fire pit. Highly recommend this little camp site if you are looking for an alternative, fun place to stay!

This place is a hidden gem! We had a family reunion there which included both older people and young children and it was perfect for everyone. We were able to rent out the entire place which I highly recommend! The kids could run free while the adults talked and caught up. We cooked several meals in the outdoor kitchens which was really easy and fun. All modern conveniences are provided so you get the benefits of camping without all the work. The beds are like clouds and we all slept great. We spent one day at Mesa Verde Park (book a tour if you can) and one day at the Hot Springs and Spa in Durango. We wanted to do Silverton Mine Tour but it was too far. But we do recommend Train Museum in Durango- jampacked with local train historical items.

Glamping at Tumbling Ts: A Perfect Getaway

I travel with my two dogs, and I was blown away with Tumbling Ts. My two dogs and I stayed in the chuckwagon; it had everything I needed. The property is absolutely gorgeous; the grounds were immaculate. I enjoyed that my dogs were not running around in high brush and stickers. The bathroom was large and spotless. There is so much detail to the property that I thoroughly enjoyed my stay and extended it by another day. The bed was comfortable, and falling asleep to the creek sounds was the best. The property had everything I needed and more. Most importantly, as I travel solo with my dogs, I felt safe in the surroundings. The owners were fantastic, and my dogs and I were happy to visit with them. There was so much beauty: the creek, the pond, and tons to explore. I can't wait to be back. I highly recommend Tumbling Ts.

This was an absolutely amazing experience, you can tell the property owner loves their area and aims to please. They have thought of so many little niceties and added them all around the property to make it a convenient and luxurious glamping stay. We’re traveling across the west (from NC) and this is the only place we had for 3 nights - we were sad to leave! It was the perfect rest stop we needed to rejuvenate ourselves and continue on. Thank you for such a sweet place! I highly recommend staying here!

Everything about this VRBO was amazing! The bathroom and covered wagon were very clean. We had all of the amenities you could ever think of...refrigerator, microwave, Blackstone grill, Keurig, dishes, 2-burner cooktop, T.V., air conditioning, hammock...they have thought of everything! The river running through the park is so nice to fall asleep to. And, it was so cool to stay in a covered wagon!! We are from out of state, but when we come back to Colorado, this would be a must stop again!!

Great little place to stay! I love was honestly a little apprehensive of my kids reactions to it as I made it a surprise, but they absolutely loved it! They were running around checking everything out and we all slept so well in the cozy beds! It was a wonderful stay! Highly recommend! The pictures honestly don’t even do it justice!
