This 60 m² one-bedroom apartment is on the ground floor of an elegant period villa on Rue des Roses, a quiet residential street in Limpertsberg across from a park. It sleeps two guests.

The spacious, light-filled living room has high ceilings, original mouldings, chandeliers, a decorative marble fireplace and wood floors, with comfortable sofas, a Smart TV with satellite channels and tall windows looking onto the trees.



🌿 Bay Window Corner

A bright bay window with two armchairs makes a lovely spot for a morning coffee or reading.



💻 Workspace

A work desk with Wi-Fi gives you a comfortable place to work.



🛏️ Bedroom

The bedroom has a king bed (180 cm), wardrobe storage and room-darkening shades. Bed linen is provided.



🍳 Kitchen and Dining

The modern kitchen has a stove, oven, microwave, refrigerator and dishwasher, plus a coffee maker, kettle, toaster, cookware, dishes, glasses and cutlery, with a round dining table by the window.



🚿 Bathroom

The compact bathroom has a shower, with towels, shampoo and a hair dryer provided.

A washer and dryer are in the building's shared laundry area, and an iron is provided. Central heating keeps the apartment warm in winter.

The tram is a few blocks away and the city centre can be reached on foot, with cafés, a bakery, restaurants and a supermarket nearby. Public transport is free throughout Luxembourg.

As in many period buildings, sound carries, so you may hear neighbours upstairs and the street. There is no air conditioning, and there is no private parking; street parking nearby is free at weekends.

Guests have the entire apartment to themselves, on the ground floor of the villa, a few steps up from the street, plus the building's shared laundry area. The key lockbox is beside the building entrance, and step-by-step instructions and a check-in video are in your Guest Area after the online check-in.

The apartment is in Limpertsberg, a quiet residential district of Luxembourg City just north of the Old Town, across from a park. The city centre can be reached on foot, the tram is a few blocks away, and cafés, a bakery, restaurants and a supermarket are close by.



Getting Around:

The tram stop is a few blocks away, with direct connections to Luxembourg's central train station and across the city, and buses stop nearby. The airport is around 15 minutes by taxi, depending on traffic. There is no private parking; street parking nearby is free at weekends. Public transport is free throughout Luxembourg.

To help maintain a safe, respectful, and pleasant environment for all guests and neighbors, please take a moment to review and follow the house guidelines below:



1. ID Requirement: Please provide a government-issued ID for all guests above 18 during the online check-in process.



2. Check-In/Check-Out: Please adhere to the designated check-in and check-out times. To ensure a smooth experience, check-in is from 3 PM onward, and check-out is by 10 AM. Early check-in and late check-out are not available.



3. Guest Limit: Only those listed in your reservation are permitted on the premises of the property. No visitors or unregistered individuals should have access to the property.



4. Residential Use Only: The property is intended for private residential use by registered guests only. If your stay involves additional guests beyond your reservation, we cannot be responsible for privacy concerns.



5. Respect the Neighbours: Please be mindful of noise, especially during quiet hours (10:00 PM to 8:00 AM). Parties, events, illegal activities, and excessive noise are strictly prohibited. Loud music after 10 PM is not allowed.



6. No Smoking: Please use designated smoking areas. Smoking tobacco or any recreational drugs inside the building is strictly forbidden. A €500 penalty will apply for non-compliance.



7. Furniture and Structures: Refrain from moving furniture or setting up tents or other structures. A €300 cleaning fee will apply for any stains or any items that are taken or damaged.



8. Departure: When leaving, please turn off all lights and heating, place your key badge in the designated lockbox, clean the kitchen, and dispose of any leftover items to avoid a €200 cleaning fee.



9. Liability: Please note that we are not liable for issues managed by third-party entities.



10. Damages and Cleaning: Guests are responsible for any damages or additional cleaning incurred during their stay.



11. Support Liability: As a self-check-in property without a reception, we will not assume liability for check-in problems if guests are uncooperative with troubleshooting. In-person assistance is unavailable from 5 PM to 9 AM, including weekends and holidays.



12. On-Site Visits: We offer 24/7 remote support for any issues that may arise. On-site visits are subject to availability during weekday hours (9 AM to 5 PM) after internal decision. If a guest requests an on-site visit after remote troubleshooting and no issue is found, the guest will be liable for all associated costs.



13. Compliance: It’s essential to comply with all house guidelines. Failure to do so may result in the cancellation of your stay without a refund.
