The space

The60-square-meter apartment is located on the first floor of a building WITHOUT an elevator (NOT suitable for people with disabilities).

- LIVING ROOM with a double sofa bed and TV;

- KITCHENETTE with gas stovetop, refrigerator, moka pot, kettle, oven, air fryer, kitchen utensils, wine glasses, dining table, split A/C, and access to the private patio;

- BEDROOM with a double bed, closet, TV, and split A/C;

- BATHROOM with shower, sink, bidet, and toilet;

- PRIVATE PATIO (accessible from the kitchen) furnished with a table, chairs, and a beach umbrella.



ADDITIONAL AMENITIES AVAILABLE TO GUESTS: Pocket Wi-Fi with 320 GB, independent heating, split-system air conditioning (ONLY in the kitchen and bedroom), mosquito screens, washing machine, hair dryer, clothesline, iron, and ironing board.

The use of air conditioning and heating is subject to compliance with current Italian regulations (Presidential Decree No. 74 of April 16, 2013; Ministerial Decree No. 383 of 6.10.2022).

Summer: The average air temperature must not be lower than 26°C for all types of buildings.

Winter: The weighted average air temperature must not exceed 19°C. The operating period and daily operating duration depend on the climate zone defined by the regulations.

Livorno Climate Zone D: 11 hours per day from November 8 to April 7.



N.B. Completing the registration and paying the tourist tax is MANDATORY in order to receive instructions and gain access to the apartment.

Theapartment is located in a quiet residential area just 1.6 km from Viale Italia and the waterfront, allowing you to reach the Aquarium and the wonderful Terrazza Mascagni—where you can enjoy breathtaking sunsets—with a short walk. The area has all the main amenities (cafés, restaurants, supermarkets) and is well-served by public transportation: the city center is about a 23-minute bus ride away (the bus stop is 550 m away).
