Guest Access:
You have the full unit and the private fenced yard to yourself. Grand West Village Resort is a private community of condos sharing quiet, wooded grounds — no front desk, no shared lobby, no noisy hallway. Arrival instructions, door code, and a full local guidebook are emailed before check-in.
The Neighborhood:
Grand West Village Resort is on the north side of Leadville, Colorado, at roughly 9,700 feet elevation — five minutes from downtown Harrison Avenue and the Mineral Belt Trail. Leadville itself is North America's highest incorporated city and sits in the valley between Mt. Massive (14,428 ft) and Mt. Elbert (14,440 ft), Colorado's two tallest peaks.
Harrison Avenue is a walkable mile of Victorian-era buildings: the Delaware Hotel, Silver Dollar Saloon (opened 1883), Periodic Brewing, Treeline Kitchen, High Mountain Pies, and the Tabor Opera House.
Year-round access to hiking, fly fishing, cycling, fourteener climbs, snowshoeing, ice climbing, skiing, and snowmobiling. Fishing in the Arkansas headwaters and Twin Lakes is 25 minutes south. Ski Cooper — a less-crowded local mountain — is 25 minutes north. Copper, Vail and Beaver Creek are all within an hour east via I-70.
Getting Around:
A car is required. Leadville is surrounded by 14,000-foot peaks and is not walkable from Grand West Village — downtown is 5 minutes by car. The property has designated off-street parking with room for oversized vehicles, truck-plus-trailer combos, and snowmobile rigs.
Denver International Airport is 2 hr 15 min via I-70 and US-24. Eagle County Airport (EGE) is 50 min via I-70. Colorado Springs is ~2 hr 45 min.
Once you reach downtown Leadville, Harrison Avenue has free street parking and public lots — it's a walkable historic grid.
Other Things to Note:
ALTITUDE: Grand West Village sits above 9,700 feet. Plan your first 24 hours easy: drink water (double your normal), ease up on alcohol, and avoid heavy exertion the day you arrive. Symptoms of altitude sickness include headache, nausea, and shortness of breath. If you're prone, consider travel insurance — altitude sickness is not a refundable event.
NO A/C: Nights in Leadville run 40s-50s even in July. Windows and cross-breezes handle daytime warmth. A/C isn't installed and isn't needed.
NO PETS: Trapper's Treasure 5A is a pet-free home.
WILDLIFE: You're at elevation in the Rockies. Expect the occasional insect or small critter indoors. We pest-treat regularly and ask that you keep doors closed.
PARKING: Designated off-street spot per unit. Oversized vehicles (trucks, trailers, snowmobile rigs) are welcome.
LICENSE: Lake County Land Use License #2024-041.
