PROPERTY DESCRIPTION

To start the tour with the outdoors, the large front terrace by the swimming pool welcomes you. On this highest point of the property, you can discover a wide view of the sea and enjoy an outdoor lounge area with patio furniture.

The shaded rear terrace offers a dining area with a gas barbecue.

Finally, the 10m x 5m swimming pool features a recently renovated lining as well as a heat pump to allow heating the pool from the end of April to the end of October depending on weather conditions. An outdoor shower for your convenience completes the outdoor setup.

Inside, the 170m² house, decorated with a taste for travel, is perfectly furnished and built on two levels.

The living space is divided as such:

- A double living room with a lounge and TV area, and a dining area.
- An open-floor well-equipped kitchen with small and large appliances, full range of crockery, induction hob, oven, Nespresso coffee machine, etc…
- Access to the rear terrace

On the east wing of the house:

- A first children's bedroom with two single beds and a Smart TV (PLEASE NOTE, there is no air conditioning in this room, but fan at your disposal)
- A second bedroom with air conditioning, desk, 160cm wide bed, closet/dressing and Smart TV.
- A third bedroom with a 180cm wide bed, air conditioning, closet/dressing room Smart TV as well.
- A large bathroom with tub, shower and sauna.
- Separate toilets.

Upstairs, the master bedroom is equipped with a large screen TV, a dressing room as well as a private shower room (with double sink, shower and integrated toilets). In addition, it features a magnificent view of the sea from its terrace.

Outside and down from the house, an independent studio is available with a queen size bed (160cm), a fan and a shower room with toilets.

Sea view, swimming pool, sauna, absolute calm, this villa offers you everything for a perfect and peaceful vacation, all just a few minutes' drive from public amenities and the village of La Roquette... Everything is there, and it is waiting for you.

Access to the property is within 30 minutes by car from the Nice Côte d’Azur airport.
Located 7 minutes away from ramp access to the A8 coastal highway.

QUARTIER (LES ALENTOURS)

In addition to being less than 15 minutes from the beaches and restaurants of the town of Mandelieu, you can:

- Go and enjoy the beaches in Cannes, and the Croisette, in less than 20 minutes.

- Reach the city of Mougins, to play golf or tennis, to visit its Valmasque natural park or to try the famous restaurants in town, all within less than 10 to 15 minutes.

Enough space to park up to 3 cars within the property grounds.
The house is located in a quiet neighborhood where the residence is equipped with the “Voisins vigilants” service. A calm and respectful clientele is expected in this house.

Check-out by 11 AM and check-in from 4 PM (flexible depending on our availability; please let us know if you wish to arrive earlier or leave later, and we will accommodate whenever possible).

Check-ins can be in person until 7 PM.

Late arrivals after needs to be requested and might be for additional fees.
