This listing is for an ~ 1250 square foot townhouse which is part of a larger ~ 5,000 Sq. Ft. estate, that includes the lower level of my residence (which can also be rented at VRBO listing #588032). Both Vacation Rentals are completely separate, updated, freshly painted with: private entrances; beautiful bathrooms; 55' flat screens in the living areas (premium cable/smart TV); 32' flat screens in the master bedroom of each listing; separate washer/dryers. You have a fully furnished kitchenette/with granite counters/stainless appliances. You look out on a beautiful kidney shaped, newly resurfaced pool, with a water slide and LED color changing pool light, hot tub, waterfall, deck, Travertine patio, BBQ island/bar/sink with a large built in gas grill & granite counter-top, fire pit with decorative glass rock. The pool is solar heated, thereby extending the swimming season. Patios/pool/outdoor areas are open ONLY from 9 A.M. to 10 P.M. The rental, including the patio/pool/outdoor areas, are for paying guests ONLY. If you wish to entertain non-paying individuals, do so at a location off the property. Large, 3/4 acre, fenced, private, property with fruit trees for you to enjoy/consume when in season (orange, tangerine, grapefruit, apple and lemon). The property has stunning mountain and canyon views to the Pacific Ocean and Mt. Helix. Very private and tranquil. Outdoor aviary and occasionally I see a flock of wild parrots fly by or perch in the trees. There is only off street parking. This Vacation Rental listing has 2 bedrooms/2 bathrooms, sleeps 6 with two queen beds, two twin (trundle) beds, (and a queen inflatable air mattress if needed). For groups of 1 to 6, rent this one Vacation Rental listing. For groups of 7 to 14, rent both Vacation Rental listings. The base rent for each Vacation Rental listing covers the first two people staying in the listing. For additional persons (beyond two), staying in the listing, there is an additional $25 per person daily fee (holiday dates rates will be based on a minimum of six people). The outdoor areas are the only thing you share with others staying at the property. Pets may be brought for a fee, upon approval.

This property sits on Mt. Helix with spectacular views, well maintained landscaping, clean pool, hot tub and a very friendly owner. The owner lives on the main level. He rents out the lower space. In this area, everything is on an elevation - roads, driveway and property. Not suitable for morning walks; very suitable for morning coffee and afternoon wine on the patio! Just know there are steps down and up carrying your luggage, and that this unit is 2 story, with the kitchen and master bedroom upstairs. The living room with TV and second bedroom are on the entry level. The owners states there may be outside work during weekends, which there was during our stay - deck power washing on a Sunday afternoon, wet and loud while trying to read outside. My recommendations would be for new pillows, pillow protectors, new bedding (white so it can be sanitized after each use), a blanket for each bed and new comforters. In the kitchen, remove all outdated food items and have a deep cleaning of appliances, cabinets and drawers. And, modify maintenance schedule so loud items are not when renters are around. Pets are allowed, but children are not. On our first night, there was a yappy dog next to us. Our carpet smelled like "dog" when we arrived. The owner was responsive, bringing us air freshener that night and cleaned the carpet the next day, checking back to be sure all was A OK - much appreciated. Sitting outside of our unit, it also smelled like "dog" as it was close to the area where dogs were walked. In summary, the owner is very friendly, lives right there, is out walking the dog and property so is available & responsive if you need to contact him.
