Guest Access
You will have private access to the indoor of the apartment. The unit is attached to a single-family home but has its own separate entrance, ensuring complete privacy.

We want you to feel completely at home during your stay! We give our guests privacy, but we’re always just a message away if you need anything.

You can reach us through the app at any time, and we’ll respond quickly to help with questions, recommendations, or any issues that come up.

We won’t be on-site during your stay, but we do have local support available if something requires in-person assistance

• Pet fee is $65 per pet - per stay (up to 2 dogs allowed).
• Property uses well water, a slight tint or natural smell is normal and safe.
• This property is part of a 2.5-acre lot with four other rentals. You may see other guests outside, but only the playground, dog park, and firepits are shared.
• Expect occasional sightings of deer, birds, and other wildlife part of the peaceful, nature-filled setting.
• Check-in instructions are sent after required steps are completed (photo ID, fees if applicable).
• The apartment includes a mini split system in the bedroom for heating and cooling. Additional vents provide cooling, but are controlled by an external thermostat (not adjustable inside the apartment).

Nature and Environment
Welcome to sunny Florida! With beautiful weather and greenery comes humidity and bugs, this is normal and very common. Our property is professionally sprayed for pests, but bugs can still appear outdoors. Please remember to pack sunscreen and bug spray for your comfort during your stay.

Pet Policy
-Maximum: 2 dogs allowed (NO cats).
-All pets must be mentioned and approved during the booking process. This helps us ensure that our home can comfortably and safely accommodate them.
-Pet Fee: $65 per pet - per stay (must be paid before check-in via the Resolution Center).
-Non-Refundable: The pet fee applies for the entire stay and is non-refundable.
-Failure to disclose pets may result in additional charges or cancellation of the reservation.

Parking Information
Guests will be assigned a designated parking area upon arrival. All vehicles must park only in the assigned spaces to maintain order and accessibility on the property.

Check-In / Check-Out
Check-In Time 4:00PM - Check-Out Time 10:00AM.

Check-in Requirements:
-The primary guest must be at least 21 years old and must stay at the property (no third-party bookings unless approved in writing). After booking, a photo ID must be sent via messenger to receive check-in details.

-Early Check-In / Late Check-Out: Available upon request (subject to availability, not guaranteed). Please request at least 48 hours in advance.

-Requests made less than 24 hours before check-out will be denied.

-Late checkout without prior approval will result in a $100 fee (we need to give cleaners enough time to prepare the home for the next guests).

Reservation Changes:
-We do not accept changes within 30 days of check-in (except for extensions).
-Requests to shorten your stay or adjust dates to a later period will not be approved. If you are unable to make your reserved dates, please cancel your reservation as soon as possible.

Guest Limits
-Standard occupancy: 5 guests maximum.
-Only the number of guests listed on the reservation may stay overnight unless otherwise agreed upon in writing.

Climate Control
The apartment includes a mini split system in the bedroom for heating and cooling. Additional vents provide cooling, but are controlled by an external thermostat (not adjustable inside the apartment).

Smoking and Substance Policy
No smoking or drugs allowed inside the home. A minimum $500 fee will be charged if there is any smell or sign of smoking detected inside.

Events and Noise
-No parties or events are permitted.
-Quiet hours: 10 PM - 8 AM (please be respectful of neighbors and keep outdoor noise to a minimum).
-No fireworks of any kind.
-No firearms on the property unless kept locked in your vehicle.

Home Etiquette and Safety
-All trash must be placed inside the provided bins. Trash left outside the bins will result in a $100 fine.
-Please wipe shoes at the door and remove them indoors when possible to keep the home clean.
-No food or drinks on the beds.
-Use the grill, hot tub, and hammock at your own risk.
-Decorative items are not for use. Any removal or damage will result in a fine.
-Follow any additional guidelines posted in the home.
-Take out trash and dispose of it properly upon departure.
-Report damages immediately to avoid additional fees.

We reserve the right to terminate a reservation without refund and/or pursue monetary fines if guests are found to be in violation of any of these rules.
