Modern BnB was a pleasant surprise. It is in a wonderful location, clean, extremely comfortable, everyone we meet couldn't have been kinder, and breakfast had everything we wanted. I visited with my sister and they put us in rooms across from each other with a shared area that was a very pleasant surprise. Overall, we had an exceptional experience.

Not a 3.5 star hotel. Think of it as a 2-2.5 star hotel. It’s not well maintained. You are sharing a house and have your own room with attached bathroom. It’s not bad, but I’m writing a review so people booking know what they are getting.

Perfect location. I didn’t realize it was a bed and breakfast and turned out a great experience. I enjoyed the modern angels of the place and fabulous art. I love eclectic and it was a great experience. The owners and hosts were wonderful and very knowledgeable of Houston and were quick with getting current information of the area.
