The Roxbury combines modern luxury, comfortable design, and beautiful Lake Hamilton views to create an inviting retreat for families and groups.

LIVING & BALCONIES
The light-filled living area features beautiful lake views, comfortable seating for up to 6 guests, and a Smart TV for relaxing after a day of exploring. Large windows fill the space with natural light and create a seamless connection to the lake outside.

Step onto any of the three private balconies to enjoy the scenery, sip your morning coffee, or unwind in the evening while taking in the peaceful lake views.

BEDROOMS & BATHS
The Roxbury features three bedrooms, each with its own full bathroom, providing comfort and privacy for everyone in your group.
The primary suite features a comfortable king-size bed and private full bathroom.
The second bedroom offers a cozy queen-size bed and its own full bathroom.
The unique lower-level bunk room is designed with four custom full-size beds, comfortably sleeping four guests.
The bunk room is open-concept and does not have a door, making it a fun and flexible space for families and groups.
Please note that all three bedrooms are reached by a single flight of interior stairs from the main living level. Guests with mobility concerns should plan accordingly.

KITCHEN
The fully equipped kitchen is designed for everything from quick breakfasts to full family dinners. Enjoy beautiful quartz countertops, full-size modern appliances, ample preparation space, and the essentials you need to cook comfortably during your stay.

Two dedicated coffee bars are stocked with coffee and tea, making it easy to start your mornings before heading out to explore Hot Springs or spend the day on the lake.

OUTSIDE
Lakeside living is at its best at The Roxbury.

Enjoy a gas fire pit and three private balconies reserved exclusively for your group. The community infinity-edge pool provides another place to relax and take in the views.

The infinity-edge pool is a shared community amenity and is open seasonally from January through October, from 9 AM to 9 PM. Because the pool is shared by the entire community, expect to enjoy it alongside neighbors and other guests.

Your assigned boat slip makes it easy to bring your boat and enjoy Lake Hamilton during your stay. Please note that the community dock is accessed by a spiral staircase, so guests bringing coolers, boating gear, or small children should plan accordingly.

★★ GUEST ACCESS ★★
The entire condo is yours for the duration of your stay, with no shared living spaces inside the unit.

Your assigned boat slip is available for your use during your stay. The community dock is accessed by a spiral staircase, so please keep this in mind when bringing luggage, coolers, boating equipment, or traveling with small children.

The community infinity pool is a shared amenity owned and maintained by the POA/HOA. It is not managed directly by Overnight Digs. If an issue arises with the pool, we can contact the POA/HOA on your behalf.

The Roxbury offers the best of lakeside living while keeping you close to everything Hot Springs has to offer.

Spend the day on Lake Hamilton, relax by the pool, or enjoy sunset by the fire pit. When you're ready to explore, Oaklawn Racing Casino Resort, Bathhouse Row, downtown Hot Springs, restaurants, shopping, and local attractions are just minutes away.

Public pickleball courts are also less than 5 minutes away, giving guests even more options for recreation during their stay.

★★ OTHER THINGS TO NOTE ★★
A few things to know before you book:

The annual Lake Hamilton drawdown begins November 1 and continues through March 15, when water levels are lower than normal. The refill of the lake begins between March 1 and March 8 and is scheduled to be completed by March 15 each year. Please keep this seasonal change in water levels in mind if you're planning a boating-focused trip during this period.

Trash cans remain curbside. Please do not roll them back to the property. Trash should be securely placed inside the designated street cans with no loose trash. A $100 fee may apply if the trash cans are returned to the property or the trash policy is not followed.

Local wildlife, including deer, geese, and occasional snakes, share the area. Please keep a safe distance from wildlife, keep food indoors, and avoid leaving food outside.

An electronic rental agreement must be signed within 48 hours of booking. A security deposit authorization is also required. The signature and government-issued ID must match the first and last name on the reservation and the name associated with the credit card on file.

🚧 Important Note Regarding Nearby Construction 🚧
Please be aware that there is currently construction taking place on the property adjacent to The Roxbury. While the condo remains fully functional, comfortable, and clean, guests may experience audible construction noise during standard daytime working hours. If construction activity is expected to be particularly active during your dates, we will communicate that information directly.
