The Space:
The cabin spans two levels, with the living spaces and deck facing the river. Bed setup: king (primary suite), queen (bedroom 2), three twins (bunk room) — sleeps 7.

Guest Access:
The entire 3-bedroom cabin is yours, plus the community's 40 riverside acres. Fish the Fraser River and the three stocked trout ponds — fly fishing only, catch and release, Colorado fishing license required (kids' pond allows lure fishing). Two parking spots sit directly in front of the house. The heated pool and hot tub are shared community amenities a short walk away and run on a seasonal HOA schedule — see Other Things to Note.
The Neighborhood:
The Cabins at Edgewater is a small riverside vacation community on the edge of Granby, Colorado — 40 shared acres with a private stretch of the Fraser River, three stocked trout ponds, a kids' fishing pond, paddle boats, a playground, and fire pits. Downtown Granby is 2–4 minutes by car; Grand Elk Golf Club is 2 minutes. Ski Granby Ranch 7 min, Grand Lake 20 min, Rocky Mountain National Park 21 min, Winter Park Resort 29 min.
Getting Around:
Nearly every guest drives — two dedicated parking spots sit in front of the cabin. Inside the community, everything is walkable: pool, hot tub, ponds, and playground. Beyond it you'll want the car: downtown Granby 3 min, Ski Granby Ranch 7 min, Grand Lake 20 min, Rocky Mountain National Park 21 min, Winter Park Resort 29 min. Amtrak's California Zephyr stops at Granby Station, a 14-minute walk away. Mountain biking, kayaking, whitewater rafting, and 4WD trails are all within a short drive.

• Fire pits are available; firewood is not provided — grab a bundle in town.
• Fishing is catch and release: fly fishing on the river and ponds; lure fishing allowed on the kids' pond. CO fishing license required.
• Window coverings have been added to the primary bedroom and living room (photos not yet updated).
• A freight train passes in the distance twice nightly — most guests sleep through it with the river running.
• Pool: open daily in summer (June–August). Hot tub schedule is set by the HOA and subject to change (no refunds for closures):
